Lord it through electric oak gates to find B&B in your own modern barn. Gardening enthusiast Caroline’s house is close but not hugely visible: you’re wonderfully independent. Bedrooms on the ground floor are eclectic and appealing, with pine floors, dazzling white walls and slatted wooden blinds for a moody light; the bathroom is big and contemporary with a walk-in shower. Upstairs: an enormous family space for sitting, eating, playing, and glass doors on to a terrace for outdoor fun. Breakfast is delivered: eggs from the hens, pancakes, French toast. Great walks start from the door; return for supper – Caroline loves to cook.

"The most beautiful location and one of the most comfortable and relaxed places that I have had the good fortune to stay in. Caroline is such a wonderful hostess and cooks with skill and creativity . Breakfast is a joy with free range eggs fresh from the chickens that roam around the property. I can't recommend staying here highly enough."

"We arrived after a delay of over 6 hours due to snow, Caroline kept in contact and very kindly turned out after midnight in her 4X4 to rescue us. We were very well looked after with an extra heater as we had got cold and on our next night made us a very nice roast lamb meal served in the spacious first floor living area. The accommodation is very spacious including a sink, fridge, microwave, coffee maker and kitchen tool that enables a small amount of self-catering. The building and furnishing is of a good standard and in a nice location among large properties in country lanes."

"We had a really wonderful stay here with our 14 month old. Perfect for families but the adults have lovely grown up bedroom and bathroom space too. The food was all delicious (both breakfast and dinner highly recommended) and it was so lovely to have such large family accommodation away from the main house. "Hope Farm was perfection for us as we had to be in Sevenoaks for a family wedding. So spacious and relaxed we were able to pop back between festivities, and with no fear of disturbing anyone else. The barn is beautiful and everything is so well thought out and works! Breakfast was incredible, and such luxury to have it brought to the barn. Everything about it was brilliant and none of us wanted to leave - we all just wanted to move in permanently!! Will definitely return as soon as pos!"

"My husband and I stayed here for two nights and found the accommodation to be of a good standard. The bathroom in particular is of a very good size. The whole was clean and comfortable. Caroline was very welcoming, even getting us a paper on our first morning, without being asked and providing us with cake on the second. The Harrow, within walking distance (but take a torch) served us a really good meal."

"Delightful! The building is wonderful - huge! A beautiful upstairs living room leads out to a peaceful decked patio where fresh made coffee (provided in the fridge) can be supped leisurely. We had both the cream tea delivered by the lovely and happy hostess Caroline, (the scones were still warm having been freshly baked) and the homemade jam delicious, and dinners also - which was superb. A fantastic beetroot and goat's cheese salad, followed by fishcakes with superbly fresh and homegrown vegetables, rounded off by one of the nicest crumbles I have ever tasted! Caroline certainly loves to cook - you can taste it in her beautiful dishes. Breakfast was delivered the next morning- eggs and bacon and home made granola and berries, toast and croissants. We didn't leave the lodge once - it was the perfect way to spend our first anniversary and are planning to repeat our night away on a regular basis from now on! Thank you, Caroline, for making it so special."

"A perfect place for a family stay! Caroline's friendly welcome and helpful, cheery assistance set the tone for a very relaxing weekend and great breakfasts with the freshest eggs ever - our children were allowed to choose their own eggs from the henhouse... The table football game upstairs led to several fiercly-fought rainy-day tournaments, and the spacious, airy living room was a great place to read a book. Caroline's picturesque garden echoes the beauty of Ightham - a secluded part of the country, perfect for walks and historic trails."
