Eat, sleep and dream in the little old watermill in the Umbrian hills – an enchanting bolthole for two. Though you can reach Perugia in under an hour it is fairly remote; but the hiking and riding are easy. Potted lavender, herbs and tidy vines are plentiful, and apple trees and a few olives up by the cool circular pool (all yours, with views)... the 'shabby chic' of the interior repeats itself outside so you barely notice where the gardens end and nature begins. Loveliest of all is the dappled veranda complete with daybed for outdoor R&R. Back inside, ceilings are low, floors are old wood or terracotta, beams are rustic, pale blue paintwork is deliberately worn, and the kitchen, with its antique marble-topped table and old-fashioned pellet stove in one corner, will make you giddy with delight. (It also has loads of workspace and a modern oven.) Owner Annie is here when guests arrive, lives nearby should you need her, and moves back in in winter! At the top is the snug bedroom with romantic bed and sweet white linen, below is a sitting room with deep sofa and open fire. Honeymoon heaven.

"A beautiful place in the heart of the Umbrian countryside and we spent many idyllic hours lazing around the pool. Perfect for those wishing to get away from it all, but be warned it is off the beaten track. The nearest village is about 5 kms away, and it is difficult to get a mobile signal. The access road could also be problematic if you have a particularly low car. We spent a lovely week here far from the madding crowd. Although it is fairly isolated, it is nonetheless fairly conveniently placed for visiting Le Marche, Tuscany and Umbria."

"Very fond memories of 'La Molinella'. In fact, it was one of the best rentals (if not the best) we've had in more than 10 years Italian holidays. We felt at home from the first moment on. Great location, and the house was perfect for our needs. A good mix of authenticity and modern comforts (dishwasher, pool, washing machine) What a good idea to put that daybed outside. The garden was a treat. I made a delicious salad with fresh figs right from the tree. Although hard to leave the veranda and the pool, we managed to visit Citta di Castello, Umbertide, Cortona, Gubbio, ... all worth the visit. We definitely consider another stay."
