The Experience

Getting here is half the fun: along winding lanes and down a track to find a Victorian coach house surrounded by nature. The house is completely off-grid, which means you will have no mains electricity or gas but it’s light, comfortable and warm when you have the wood-burners going well.

Cooking is easy in the big, handmade kitchen with its large table for convivial meals. The acoustics in the sitting room are good and Caroline leaves guitars and African drums so you can rediscover your inner musician. The sea views are restorative.

The outdoors goes on and on – wander the overgrown sub-tropical garden, roam 70 acres of private land, picnic in your own fields and clamber down to a beach below you (not for the less than intrepid) for wild swimming. As the stars come out, open the wine, lie back in the hot tub and revel in your privacy. There’s nobody to hear anything – except moles, voles, deer and badgers.

Would 101% recommend! Beautiful place to be! Views are stunning especially on a clear day, lots of blackberries to pick in season, lovely hike down to the beach and the perfect nature/seaside detox.... Caroline is truly the most amazing person you could meet and have a chat with. She helped us with all our questions and gave great recommendations for our stay in Cornwall. Lots of things to do nearby but honestly the coach house is enough!

Stayed here for 3 nights with a friend and it was so peaceful. We slept extremely well. Caroline was really helpful and easy to communicate with. The house was cosy and like a real little farmhouse. Caroline had left us local clotted cream and flapjacks and helpful local information. There was ample mint and elderflower in the garden. We enjoyed visiting the local goats and rare breeds of sheep as well as the walk to the beach. Just be aware that this is truly off grid - you need to heat the fire to warm water for hot showers, there are no power sockets, no wifi, no hairdryers etc.

We’ve had a lovely time here; the weather has been glorious. The peace and quiet is what we came for and it’s exactly what we got. We all loved the open space and the walk down to the beach; we have enjoyed watching the birds and the pheasants that wander around the longer grass in the garden. The local beaches are wonderful, Seaton beach and Lantic Bay are dog friendly. Amazing views, love the outside shower and toilet. Caroline’s blue book was both informative and interesting. She truly has a little bit of heaven up here on the Cornish coast. PS we loved the flapjacks and clotted cream.

We had a wonderful week at here. With 70 acres of farmland, including a private beach, it really is a place where children can run free and play wild (adults too!) We were blessed with long, sunshine-filled days where we walked the South West Coast Path (directly accessible from the garden) and clear starry nights sitting in the hot tub, glass of wine in hand. It is a magical setting, with stunning coastal views. The house itself is quite rustic and living off-grid you need to be prepared to put in a bit more time to cook. A room filled with games and books for rainy days was appreciated.

Some favourite memories of our stay: the silence, the views, the peace and quiet, the flowers in the garden and the animals in the field next door, the cosy fires and chopping wood. We enjoyed the magical walks to the beach, surfing at Seaton, Lantic Beach and walking to Millandreath. We loved having Caroline up the hill if we needed anything (we didn't!), watching the 3 girls watch the world go by on the swing, and being given musical concerts by the girls - with instruments provided! The neighbourhood

Special for being on the coast but away from the crowds. The coastal path is a field away from the house and it’s just a mile to the sandy beach at Millendreath. An hour’s walk will take you to Looe for shops and a passenger ferry to Looe island (Easter to September) for birdwatching and hiking. There’s a splendid honesty box with veg, fruit and eggs at a neighbour’s gate, or nip to Tredinnick farm shop 3 miles away for a homemade pie or freshly baked cake.

  • We're easily accessible - just an hour’s drive from Exeter - yet we own half a mile of the quietest, most secret parts of the wild Cornish coast. Fancy a spot of wild swimming? You can – if you’re fit enough to brave the steep, steep slope to the beach!
  • We are a gold winner of SWTA's Better Environment category for 2022/23.
  • We’ve created a private nature reserve here; with Defra’s help we’ve created flowering meadows, and with the woodland and coastal slopes our land is now host to rare butterflies and a wide variety of wildlife - slow-worms to deer, thrushes to peregrines!
  • The air here is clean. Damp but clean. The stars (hour and clouds permitting) are stunning. They’re set off – enhanced even – by the lights of Looe 4 miles away across the sea, the Eddystone lighthouse 12 miles to the south and occasional fishing boats.
  • My original idea in converting this ancient house was as a bolthole for us when the world goes mad. But although it has, it's not in the way we'd thought. So you can still come here and find out what fun it is to live without the energy companies.
  • Discover our romantically ruined 19th-century manor house with lost subtropical garden, and track down a 1930s golf links; nearby you may be able to find traces of an incipient GWR branch line; and go to Looe Island – check Time Team’s youtube offerings.

Caroline Petherick

Caroline, the beating heart of this place, is a generous soul who loves to share her 70-acre holding. An editor, she’s connected to the Cornish Wildlife Trust and used to edit various local magazines. She constructed the labyrinth which you’ll find in the field on the way to the coastal path – a beautiful spot to stop and contemplate the view. She lives at the very top of the hill, far away from her guests but she’s kind and enthusiastic if you do want to make contact.
