Come to be seriously spoiled. Down leafy lanes is a pretty white house by a mill pond, framed by pastures and trees. Steve took a year off to build new Gilpin Mill, and Jo looks after their labs and guests – beautifully. In the country farmhouse sitting room oak beams span the ceiling and a slate lintel sits above the log fire. Bedrooms are equally inviting: beds are topped with duck down, luscious bathrooms are warm underfoot. Alongside is a lovely old barn where timber was made into bobbins; in the mill pond is a salmon and trout ladder and a dam, soon to provide power for the grid. And just six cars pass a day!

We had a wonderful weekend at Gilpin Mill. Steve and Jo couldn't have been more helpful and looked after us so well. The breakfasts were delicious - worth going back for them alone! Their website recommendations for places to eat were tip top and they were very kind to lend us maps and walking guide books too. The bedroom was extremely comfortable and the shower was amazing - seriously powerful. Loved meeting Doug the dog - he made it feel home from home. Me and my husband spent a week at Gilpin Mill and we would like to thank Jo and Steve for the wonderful accommodation , the tasteful breakfast , the kind advice for our walks . Gilpin Mill was a great find and a real very special place , the nicest B&B we have been .


I have only glowingly good things to say about Gilpin Mill. It is the best B&B I've ever visited. Jo and Steve were immediately welcoming and went out of their way to help, without ever being intrusive. The breakfast was wonderful and we loved Steve's homemade shortbread! The rooms are of particularly high quality. Everything from the linen to the fresh flowers and the incredibly powerful shower was perfect. The garden, grounds and surrounding area are idyllic. We saw no other cars, even though it was a bustling summer weekend elsewhere in the Lakes. A haven — I can't recommend it enough.


Just perfect in every way. This is one of the best B&B we have stayed in and we have stayed in many. Jo and Steve are the perfect hosts providing a warm welcome and lots of invaluable local knowledge. Nothing was too much trouble for them. Gilpin Mill is a luxurious, homely and tranquil retreat, perfect to come home to after a long day sightseeing... and the breakfasts are to die for.

A wonderful stay of 2 days in a beautiful setting with excellent hospitality. Our room was very comfortable with an amazing view over the pond. Each morning we had a delicious breakfast of local produce. We will definitely return.


We stayed for 3 nights and came away completely relaxed. A beautiful setting and a lovely couple - and Steve makes a great breakfast. Top marks!

  • If it’s food you want Gilpin Mill is right in the middle of heaven; from the Michelin 1 starred Gilpin Hotel and Forest Side and the 2 starred L’Enclume to a whole host of top rated eating pubs and wonderful cafes.
  • We have a large collection of maps and guides for walkers and cyclists, all available for our guests to use.
  • We are also well placed to advise on walks and routes for those that don’t know the lakes or would like to try walking for the first time.
