The Experience

This is a friendly place where you’ll feel at home – sit and chat with Penny and Paul, read by the big inglenook in your own sitting room, enjoy tea and home-baked cake when you arrive. Aga-cooked breakfasts are served in the sitting room: a delicious tableful of home-pressed apple juice, eggs from the hens, homemade jams, seasonal fruit salad, local sausages and bacon – and bread from their daughter’s bakery in Okehampton.

Step up the spiral stone stairs to your large bedroom; the bed is beautifully dressed and there are always vases of Penny’s flowers as well as a tea tray with homemade shortbread and fruit. If you have extra family or friends, you can spill over into two further rooms.

Drive to Dartmoor National Park in a few minutes – there’s a lovely two-hour walk in ancient Fingle Woods in Teign Valley, on the edge of the park. Have a day out on the Devon coast. Marvel at the star-studded night skies.

Surely in the English speaking world there must be a B&B to rival Brook Farm house. Indeed somewhere in Britain surely the package on offer would match it. The reality is that I'm not sure anyone has yet found such a place. But be aware.....if you allow Penny, the High Priestess of hospitality to welcome you into her home, you run the risk of being drawn into a world of serenly calming warmth and kindness. A unique experience, a life altering event. We look forward to booking our 5th trip and experiencing once again her Wold renown breakfasts.

Enchanting "chocolate box" home in a beautiful rural valley. Spotlessly clean and very comfortable large room. Amazing breakfast. Wish we'd discovered it when our daughter was at Exeter University - only 20 mins drive away. Recommended.

Quite simply one of the best bed and breakfast locations you'll find. From the birdsong through the bedroom window overlooking a buttercup meadow with pheasants, guinea fowl and horses to blueberries for breakfast after a night in a blissfully restful room, you will lack for nothing, even a packet of specially selected gluten free biscuits for my wife. Penny is a wonderfully helpful and informative host. We enjoyed two perfect nights and would return tomorrow.

It was lovely to spend time in such a tranquil setting. I was incredibly well looked after, with tea and delicious cake when I arrived and a glass of wine when my meal at the pub didn’t turn out as planned. The guest sitting room was cosy and perfect for relaxing with a book after a day out. Penny’s breakfast was delicious, particularly the home pressed apple juice! I loved the pretty bedroom ( very comfortable bed) and bathroom. Penny and Paul were very friendly and welcoming making it into a special break.

Lovely escape from the hustle and bustle of every day life. Rarely does a B&B have a bed as large or as comfortable as ours. Very clean. Great breakfast! We enjoyed being able to sit downstairs alone by the fire- so much so we stayed in with sandwiches for dinner! You could describe Brook Farmhouse as self catering minus the cooking facilities. We loved being the only ones at breakfast. Be prepared to drive to tourist spots but not too far. Chagford & Castle Drogo for example. Very close to A30. Definitely would like to return. Suggestion - BramleyProducts in the bathroom?

The bedroom was spacious and extremely comfortable, fresh flowers and Penny's artistic touches made it very special. Brook House nestles in a beautiful, peaceful valley - perfect for a little getaway!.(the single track lane down to the cottage was a little daunting the first time but easily navigated after we knew what to expect!) We will definitely return to this beautiful part of Devon to relish Penny's hospitality again.

Quiet, comfy, cosy. An absolute delight to stay in such a wonderfully appointed old farmhouse. Have just returned from 3 nights in a very special place. Our own 16th century sitting room with log fire and quaint stairs upto a large and spacious bedroom. Everything delightfully furnished. The owners are a pleasure to meet and strike the perfect balance of being available with advice or leaving you to the privacy of your own appartment. Breakfast is top drawer and there are even two other bedrooms if you have family (sharing the one bathroom). The location is incredibly peaceful and the perfect hideaway. All in all, absolutely brilliant!

We stayed at Brook Farmhouse as a way to break the long journey to Cornwall and we are so glad we did. The house is beautiful, the room is just perfect (the bed is extra comfy) and it is situated in the most picturesque little valley. There is a great pub nearby for a pint and lovely walks around the house. What a find! ps. breakfast with eggs from the chickens out the back was great!!

Location

The neighbourhood

The house is two miles out of Tedburn St Mary and just 20 minutes west of Exeter - on the right side for the university. The edge of Dartmoor National Park is a few miles away. Try Fingle Bridge Inn, Drewsteignton, 20 minutes, or The Horse at Moretonhampstead, 15 minutes. Visit Castle Drogo and Steps Bridge – both National Trust and next to Fingle Woods (15-minute drive). There are a good handful of NGS gardens nearby and it's half an hour to the south coast.

Local points of interest from Paul & Penny Steadman

  • National Trust properties such as Killerton House, Knightshayes , Castle Drogo A La Ronde, Parke, Greenway, Finch Foundry, Coleton Fishacre, Buckland Abbey and Fingle Woods
  • RHS Garden at Rosemoor and a host of National Garden Scheme gardens open in the area. A copy of the Yellow Book is available.
  • Beautiful beaches within easy reach, South Devon, East Devon and North Cornwall Coast, as well as the Jurassic coast.
  • Moretonhampstead and The Gateway to Dartmoor and its 365 square miles is 15 minutes by car. Explore England's last great wilderness . The Two Moors Way a short distance away. Take a drive to the pretty Stanary Town of Chagford for good shops and eateries.
  • The National Trust and Woodland Trust have recently opened Fingle Woods, with improvements to tracks and paths along the River Teign. There are many lovely new walks to explore and cycle tracks to follow.
  • Close to the delightful Cathedral City of Exeter with the Royal Albert Museum, The Quay and the Cathedral. You can take in some retail therapy in Princesshay and sample many good restaurants and independent coffee shops. Easy access to Exeter University.

Paul & Penny Steadman

Paul and Penny are keen walkers and tennis players. They know the area well and are happy to advise on outings. Penny rides, has two ponies and inspects riding schools for the Pony Club. She's a keen gardener and loves filling the house with her dahlias and many other flowers. Paul is an accountant and finance director. They have various grandchildren, who are often about.
