Steps from the water, an old fisherman’s cottage on Lympstone’s pebbly beach. This is a wonderful riverside retreat; at high tide, waves lap against the outside wall and you’ll feel like the captain of a very stylish ship as you gaze at the Exe estuary from the sitting room window. Keen sailors can launch boats or canoes from the slipway next to the cottage, while birdwatchers might spot avocets and grebes through their binoculars. A white door in the courtyard leads you into serene rooms decorated with quirky nautical touches including a porthole window and wooden carvings of wading birds. Stripy fabrics and floorboards painted cream create a calm New England-style look. Sink into a plump sofa in front of the wood-burner; enjoy estuary views as you breakfast at a table in front of the bay window. There’s a smart kitchen with high chairs arranged around a butcher’s block for self-catering, or several good pubs within strolling distance. Airy bedrooms are spread across the top two floors – kids will love sleeping beneath the eaves in the cosy attic room – and there are a couple of sparkling bathrooms to share.

  • Nestled on Lympstone beach, the Exe Estuary laps up the cottage at high tide. The view is incredible! Launch a canoe or boat immediately outside the cottage (or in the local harbour 100 metres away). The beach is pebbled but nearby Exmouth is sandy.
  • Estuary cottage is a 5-minute walk from Lympstone railway station. Local trains travel between Exmouth & Exeter (via lovely Topsham) every 30 minutes. Pop to Exmouth for the beach, swimming pool, cinema, shops & restaurants in under 15 minutes.
  • Excellent local restaurants - we love the Exe Floating cafe (accessible by your boat from our house or via water taxi from Exmouth pier); the Turf - by your boat or ferry from Topsham pier; the Redwing (village); the Swan (village); Puffing Billy (Exton).
  • Great daytrips within 45 mins drive: Dartmoor (Haytor for a walk & The Rock pub); Dartmouth (fab harbour + fish & chips at the Rockfish), Salcombe (shopping, restaurants, beaches), Branscombe to Beer walk over the cliffs (breathtaking views), Weston beach
  • Nearby Darts farm (Topsham) offers incredible food shopping, also a fish & chip shed, bike hire, an outdoor clothing shop, toys, wine, flowers & gifts. Nearby Topsham has many excellent shops and Lympstone village has a shop for all basic requirements.
  • Lympstone village has an AMAZING cycle path that runs all the way to Exmouth (1.5 miles) or Exeter (via Exton & Topsham). Bring your own bikes or hire them from nearby Darts farms - for kids, adults & some bikes have motors to help power you along!
