The Experience

A snug apartment with stunning sea views, close to Exmoor’s coastal path as it sweeps dramatically into the Valley of the Rocks. North Walk is a quiet no-through road that crosses – near the top – the funicular linking Lynmouth and Lynton, and the Downings have transformed their house into a calm retreat, with self-catering on the ground floor.

Living area, kitchen and comfy brass bed are all in one space – the bed cleverly hidden by a half wall topped with books and walking maps. Wind-blasted wanderers can return to sit on the suntrap terrace with homemade flapjack or cake and watch the boating world go by below, and then get cosy with a DVD. The kitchen has all the gadgets and the local deli is well-stocked with good things.

Your relaxed and charming hosts know the area well and can give you tips for getting the most out of the miles of coast, woods and moorland right on the doorstep – plenty of good pubs and tea rooms along the way too.

Second self catering stay at North Walk House, this time in the Garden Studio, with our golden lab, accomodation very comfortable and flat well equiped. magnificent views from the conservatory and terrace over the Bristol Channel with visibility to Wales. Outstanding local walks along the coastal path from the door. A relaxing and perfectly located place to stay (short stroll into Lynton) in comfort. Highly recommended

What a wonderful place. Thoughtfully equipped with dishwasher and washing machine,attractively and comfortably furnished,compact but not cramped. The views across the Bristol Channel are superb,and the little conservatory is perfect for enjoying them when the weather makes being outside unappealing. The outside space is also good for enjoying fresh air, sea views and alfresco meals and drinks. The location and the proximity to Lynton and the coastal path is ideal for walks and meals out without using a car. Ian and Sarah are welcoming and helpful, but never intrusive.

We have stayed numerous times in both the garden studio and the coachmen’s quarters. Each time we have received a warm friendly welcome from Sarah and Ian. The studio is very well equipped and has everything you need. It is clean, cosy and has a beautiful view of the sea. It is also dog friendly which for us is a bonus. The location is Great for many walks and trails. There are plenty of places close to eat and drink and easily accessible to Lynton and Lynmouth. This is our go to place for R&R and we look forward to many more visits.

Every now and then you find a little piece of 'heaven on earth'. This quiet, cosy bolt-hole for two with a big view of the sea provides the perfect place to unwind and relax. Situated on the Devon coast path we enjoyed excellent walks during our stay. With a big view of the sea and the wonderful hospitality of Sarah and Ian... it really was a 'special place to stay'.

The neighbourhood

You can walk to get everything you need in Lynton village, a five-minute walk up the hill. Shops, a deli with organic meat, cheese, pies, fruit and veg., post office, chemist, health centre. Farmers' market 1st Saturday of the month and Arts and Crafts in the town hall. Valley of Rocks AONB is about 5 miles away – wild ponies and goats. Take the Lynton and Lynmouth Cliff Railway – the steepest entirely water-powered railway in the world. The Oak Room, restaurant and tapas, is a five to ten-minute walk; The Vanilla Pod cafe is vegan-friendly. Lynmouth is under a mile away – try The Rising Sun on the harbour, or The Ancient Mariner.

  • Lynmouth with its maritime history, pubs and beach is a stroll down the hill, and Lynton, 5 minutes up! In Lynton there are interesting shops and plenty to see and do. Take the cliff railway from Lynton to Lynmouth.
  • Exmoor, beasts(!), ponies and red deer, Valley of Rocks and its goats is 5 minutes walk, the apartment is right on the coastal path.
  • Explore the beautiful river walk to Watersmeet and enjoy a Devon cream tea in idyllic surroundings.
  • A variety of good eateries Lynton and Lynmouth, or book at North Walk House for organic, seasonal food.


Ian & Sarah Downing

Sarah has a research/genetics background and used to be a midwife; Ian was in education. They are members of the Slow Food Movement so are passionate about food provenance and both love cooking. They're keen on the outdoors and this area of Devon – they really enjoy the flow of different guests breezing through and telling them about all the best places to visit.
