The Experience

Cathy and James live with Ruby the labrador, in a storybook house on the edge of the world.

The welcome couldn’t be warmer, your hosts want to make your stay the very best. From the big airy guest sitting room to the candlelit dining room, all is as neat as a new pin. Breakfast has an outstanding menu that changes daily – overnight oats, full English with Cathy’s slow roasted herby tomatoes, potato rösti, freshly baked muffins, pancakes, avocado on toast… No wonder guests don’t leave the convivial table for hours.

The seclusion is blissful – all you hear is the stream. From the garden you can take a walk to the coastal path. Hartland Abbey with its bluebell woods and garden is close by too. Cathy will prepare a home-cooked dinner for your return or you can try The Farmers Arms, a new favourite in nearby Woolsery; your generous hosts will drop you off.

This B and B well deserves the accolades it receives. Our room was beautifully decorated and furnished and had everything we needed. Breakfasts were amazing ,always with a daily special. After breakfast we were offered delicious home baked muffins to take on our days out. But what makes this B and B stand out from the crowd is the hosts, Cathy and James , who are friendly and welcoming and always go that extra mile to ensure that you have the best possible stay. Their attention to detail is first class , we can’t recommend them highly enough.

Wow - what an amazing place! We’ve just returned from a 3 night stay and it was absolutely wonderful from the time we arrived until the time we sadly had to leave. Cathy & James are such lovely hosts (not forgetting Ruby) with every need catered for and going above and beyond. We were in the Mill Room which still had some of its original features and a great bathroom with large walk-in shower and a heavenly bath to sink into after a day’s walking. The breakfasts were sublime, different unusual hot options each day add to that the gorgeous muffins which were bagged up for you. Fantastic!

We spent the most relaxing weekend at Hartland Mill. From the moment we arrived Cathy and James (and sweet Ruby the labrador) made us feel welcome and at home. The room was spacious and cosy and it overlooked the beautiful garden. Breakfast was amazing ! Cathy and James were very friendly and helpful and provided us with a lot of suggestions on where to go and eat. We would highly recommend this B&B, a gem !

Another superb Sawday BnB. Absolutely Beautiful house very tastefully renovated and decorated. Lovely Bedroom/Beds. Super Breakfast full of Homemade extra's from Jams to my favourite - Brown Sauce, two muffins thoghtfully bagged for you to enjoy during your day out exploring the lovely North Devon Scenery. Finally, our hosts James and Cathy couldn't have done more to make our stay relaxed, and very enjoyable. Highly Reccommended.

Hartland Mill is the perfect place to get away from city life. Cathy and James are lovely people that made us feel very welcome and provided us with delicious homemade breakfast. Our room was spacious, cosy and convenient. The scenery is beautiful, rough and awesome. We made some great walks at the coastal path, which is really close to the B&B. We’d love to come back!

Wonderful friendly welcome , spotless bedroom and bathroom , great sense of design and attention to detail in every room . Cathy and James are fabulous hosts and the cooking was excellent . 3 of us stayed there for 3 nights and had a different breakfast choice offered each morning . We also ate dinner the first night after a long stressful drive in high winds . Cathy is an excellent cook and the food was delicious and interesting . The gardens and stream are a work in progress with great opportunities . I've booked to return in March and look forward to seeing how the work is going .

The neighbourhood

The Mill is set in an acre of land with the river Abbey running along the perimeter. The village of Hartland can be reached in two minutes by car or 10 minute-walk along the lane. Hartland has a post office and general store, The Old Bakery does great coffee and good food can be found at The Farmers Arms, The Kings Arms and the Wreckers Bar. From the house there are numerous walks to Hartland Point to the north, or to Speke's waterfall and beautiful beaches to the south.

  • We are delighted to share with you that we have been awarded Best B&B 2017/18 in the South West from Taste of the West - given for fab food, lovely rooms and great service. We are thrilled. But don't take their word for it - come and see for yourself.
  • The Hartland Peninsula is an AONB, unspoiled and wild, with stunning cliffs and rock formations. A walker's paradise, the SW coast path ambles 5 mins drive away from us. And for all you budding photographers out there, an amazing, wave crashing backdrop.
  • Apart from your top notch breakfast, there are some other foodie favourites. The Farmers Arms and Pattard Restaurant, Life's a Beach in Bude (sit on the verandah overlooking Summerleaze beach), tea at The Old Rectory, Morwenstow.
  • New for summer 2020, we thought it would be great to offer a supper option for our guests. Choose from 3 different sharing platters; meat lovers, vegetarian or vegan, they are for two to share and are £10 a head. Please contact us for more details.
  • Peace and tranquility will surround you. Dark sky will envelope you as you sleep and the sound of the stream and the birds in the woods will be the first things you hear as you wake. Breathe our clean air and jump off life's conveyor belt for a short time.
  • Or go to; Clovelly, Appledore, Instow, Bude, Sandymouth, Tintagel, Boscastle, Padstow, RHS Rosemoor, Hartland Abbey, Docton Mill, Lundy Island, the Tarka Trail, Speke's Mill waterfall, Welcombe Mouth beach, bluebells in April and cliff flowers in May.


Cathy Walker

Cathy used to be a nurse, James is a teacher. They moved to Hartland for a challenge and to live in a truly beautiful place in a special house. Hartland Mill fitted the bill perfectly. They love the tranquillity, flora and fauna, and want to help guests experience a ‘huge breath of clean fresh air’ and get true relaxation. Food is a passion and Cathy revels in rustling up the ever-changing breakfast menu.
