You’re down a farm track on the edge of a rural hamlet, surrounded by lawn and fruit trees, and 100 yards from Kate’s half-timbered 15th-century house.There’s an open-plan kitchen/living area and French windows that lead out to a private patio seating area. Kate (who runs an upcycling furniture business and can offer workshops)  leaves you with coffee, tea, milk, biscuits and plenty of logs for the wood-burner – you’re also welcome to pick your own herbs and veg from the raised beds outside.Walk the beautiful North Downs Way, which runs past the front gate, or stroll to Cuxton in half an hour for a railway station and a pub, The White Hart. Handsome Rochester, with its ancient cathedral, Norman castle and views of the Medway valley, is six miles away.

What seems like a blink of an eye, I am away from the smoke of London! Remote and well appointed haven run by helpful & considerate hosts. Attention to detail has been given to the artisan interior, having every possible facility. A perfect retreat for 2's who just want to get away from it all, Truly SNUG. It is incredibly warm for an isolated building, having independent GCH and HW plus a trad wood burner as an added surety. Abundant rural walks and easy access to historic Rochester on the Medway. Diverse and high standard of local food I'll be back! Kate and Paul: Score 10

The neighbourhood

Although the house is only 35 minutes from central London, you’re in deepest rural Kent, surrounded by fields and woods on the edge of the 15th-century hamlet of Upper Bush. Walkers can join the North Downs Way from the house, or else there are pretty villages to explore – Cuxton is just over a mile away and has a railway station and a pub, Cobham is two miles away and Meopham, which has some great pubs such as The Cricketer, is three and a half miles away.

Local points of interest from Kate & Paul Gummer

  • The North Downs Way is literally the other side of the hedge outside the Snuggery with hundreds of walks on your doorstep.
  • The owner, Kate, runs a furniture upcycling business from the property. Most of the furniture in the Snuggery is for sale and you can even bring your own bits along to be upcycled either by Kate or you can have a go yourself!
  • The main house is a 15th Century Grade II traditional Wealden Hall House that would at one point have been 3 cottages. If you're interested in having a sneaky look around, just ask the owners.
  • For keen walkers, there is a boot store outside with a heated boot dryer for those muddier times of the year.
  • The Snuggery has its own private patio and if you're lucky you might get to see swallows, swifts or wagtails that flock to the hamlet while you enjoy an evening drink
  • On the opposite side of the valley is Ranscombe Farm, 560 acres of managed wild flower meadows with 10km of footpaths that link to the neighbouring sites of Cobham Woods and Darnley Mausoleum, Shorne Wood Country Park, Ashenbank Woods and Jeskins

Kate looks after the Snuggery and her two young children while her husband commutes into work in London. She is passionate about interiors and runs an up-cycling business from home – all the furniture in the Snuggery is her work and you can buy it. She also runs furniture painting workshops.
