The top floor is all yours: you have a cosy bedroom under the eaves, and there’s a second room with bunk beds if you want to bring an extra guest. Breakfast is at a table overlooking the patio or downstairs in the elegant dining room; Susie gives you organic bread, pastries, fruit, yogurt, cereals and excellent coffee. She’s happy to help with your itinerary and can tell you the best places to eat nearby.

It’s just a stroll to tapas, cafés and wine bars, Portobello Market browsing and a surprising number of bookshops.

My wife and I stayed two nights at this comfortable and very well located Kensington B&B. Warm welcome received from our hostess who made our stay very comfortable. Continental breakfast including fresh fruit etc. each morning. Quiet at night despite central location. There is a huge choice of eating, drinking and shopping options nearby along with easy access to Hyde Park/Kensington Gardens. It is a 20 minute walk to the Royal Albert Hall, alternatively there is a bus route which takes you more or less "door-to-door". B&B is located at the East end of Peel Street close to Church Street.

We stayed 2 nights in Susie’s lovely house. It’s a great find especially as we went to the Proms at the Albert Hall which is within walking distance. If you stay here you are very much part of Susie’s home, an added bonus. The bedroom is at the top of the house, quite small and can get a bit hot in warm weather. Two fans were provided and they helped to cool it. The bathroom is off the landing but you have the floor to yourself and so effectively en suite. We liked Susie’s attention to detail such as the tea selection in the bedroom including actual tea leaves for the pot.

My friend and I spent 2 lovely nights with Susie whilst attending an exhibition and dinner in London. Susie was delightful, and very helpful . The rooms are very comfortable but at the top of a steep staircase , which might be difficult for some. We had a lovely continental breakfast, with very nice coffee. We enjoyed a very pleasant meal in the Wine Rooms next door but one. Many Thanks Susie .

Susie Laws is a most gracious hostess as she shares her beautiful home with guests. We loved staying with her! The accommodations are immaculate and comfortable with a little bunk bed room for overflow; a tidy bathroom with a great shower; beautiful light throughout the house. Healthy breakfasts are served with a view of her gorgeous garden, door open to the fresh air. And the location in central London is perfect. Can't wait to go back!

Just returned from a long weekend break at 1 Peel St in London. The property was delightful, very close to tube and great bus service. Susie Laws was a lovely host and nothing was too much trouble. Great breakfasts with organic bread. It was a comfortable and welcoming location and we would definitely return. Yummy chocolate shortbreads left in our room every day were to die for.

We’ve just had a lovely weekend at Peel Street. The host was very welcoming and nice to chat to. She was accommodating with check in/ out and breakfast times. You are very much part of the owners house when you stay. There was no lock on our bedroom door, which may concern some, but we were fine with this. Breakfast was lovely with produce from the local deli, and we got to try something new. Location for us was perfect, we walked to and from Paddington station, to Notting Hill, to The Royal Albert Hall all within 30 mins (strolling). Easy access to Kensington gardens. Great value for money.

We had a most comfortable and enjoyable stay in this charming house with the delightful hostess. It is centrally placed and yet totally quiet and an ideal base for a London visit.

1 Peel Street is a lovely place to stay. Susan has a beautiful home and the room with bathroom next door is lovely. It is in a fabulous location and was great for a night at the Proms in Hyde Park. The breakfast was great and Susan is an attentive and interesting host. Would highly recommend this B&B.

This is the second time we stayed here - the last time was in 2014. The location is perfect and Susie is a wonderful host. The breakfast is very nice - juice, good bread and jam, fresh fruit, delicious yoghurt, and a choice of cereals. The Nespresso coffee is a great start to the day! We recommended this B and B to several people and we plan on visiting again next time we stay in London which we hope is very soon!

Thomas, Buffalo, NY

Lovely B&B/house x in Kensington very close to Kensington High Street run by a smart lady. The room is lovely & it was great to chat to Susan. The only thing we would recommend is to have more choices for breakfast

Emmanuelle, London

We really enjoyed our stay at 1 Peel Street. The room, with our own shower room, was so comfortable and Susie was a delightful host. The house is a little gem in a lovely area, quiet yet well placed for all the sights and galleries we wanted to visit.

We had a lovely stay at 1 Peel Street. The room was really comfortable with tea making facilities and private shower. Breakfast was delicious with fresh fruit, cereals, juice and toast. Susie was a great host and made us feel very comfortable. It's a great location to stay with restaurants and pubs within walking distance. We look forward to staying again.

Sally-Anne, Stourbridge

It was wonderful! Completely lives up to the description--Susie's home is clean and comfortable with complete privacy for guests and a brand new, modern bathroom. It is a short walk to Kensington Palace and Hyde Park, an even shorter walk to the underground for a very quick ride to the heart of London and everything we could hope to do. Breakfast is delicious and healthful to fuel a very active day in the city. Susie is a lovely and gracious hostess with excellent advice on getting about London and amazing stories to tell about the fascinating décor and history of her home.

Had a wonderful stay at 1 Peel Street. Susan is a wonderful host and makes you feel very welcome. The bedroom is lovely and has everything you need. Breakfast was a perfect start to the day. The property is in a great spot, very convenient for public transport. We visited the Natural History Museum and it was an easy bus journey. Would highly recommend.

My family and I have stayed at 1 Peel Street on several occasions and have always found Mrs Laws to be a cheery and most helpful host. Her home is a delight with everything provided for in a stylish manor and it is a pleasure to spend time there. The location is ideal for those visiting London with good connections to the centre whilst maintaining a tranquil, village atmosphere close to Kensington gardens. There's also lots of choice in quality restaurants and wine bars within easy walking distance.

Colin, Carlisle

Suzie made us so welcome and her hospitality was very thoughtful and made one feel special. Everything provided was perfect and yet relaxed.

Amanda, Southampton

My sister and I were in London for a very special party and Susie's warm hospitality provided the icing on the cake. The house is beautiful and comfortable; cosy and full of light even on a miserable winter's day. The breakfast was one of the most healthy and delicious I've ever eaten. Perfectly restorative after the over indulgence of the night before. I really cannot avoid superlatives as this was the perfect bed and breakfast. Susie is welcoming, considerate and a great conversationalist. I will definitely be back and will recommend to all my friends and family.

Zoe, Petersfield

Excellent location for West London...warm welcome and interesting conversation...will definitely return.

Gill, Ripon, North Yorkshire

Super place to stay. Susan was very welcoming and made our weekend stay in London a real pleasure. Easy access to anywhere in London - tube easy walking distance and taxis frequent on the nearby (but not annoyingly near) main road. Several very good restaurants/wine bars in walking distance too.

Deborah, Worcester

A great base for seeing the sights of London. Easy to get to and from with a tube station very close by. Tranquil room, very relaxing. Lovely hosts and breakfast.
