The Experience

Shops, restaurants and sublime views of Primrose Hill are a five-minute stroll from this interesting 1860s house; walls are covered in a lifetime collection of watercolours, drawings and maps. Your room on the top floor has a comfortable brass bed, a sisal floor, fine pieces of furniture, a wall of books, digital TV and a smart new bathroom. Breakfast on homemade bread and jams, bagels, croissants, yogurts and fresh fruit salad in the large kitchen/dining room with a big open fire and garden views. There’s open-air theatre in Regent’s Park in summer; Carole and Ted know London well and will happily advise.

Beautiful late Victorian house - full of interest and books. Very welcoming hosts and home from home atmosphere. Lovely clean and comfortable bedrooms on top floor. Relatively quiet street not far from the underground. Breakfast was ideal for me with fresh fruit salad, yoghurt and home made bread seasoned with interesting conversation. By the end of my two day stay, Carole and Ted felt like friends. I hope to go back.

Jennifer, Beaminster

Carole and Ted make you feel instantly at home with warm welcomes and plenty of tea. This magnificent B&B is ideal for single travelers or small families wanting to explore the capital. Wander through the dainty shops, cafes and restaurants on Regents Park Road, stroll up Primrose Hill to take in the breathtaking views of London's skyline. London is calling.

Sarah, Sawday's inspector

We enjoyed a lovely couple of nights in this beautiful home, with good breakfast and helpful advice on local attractions and enjoyed an excellent walk up Primrose Hill, through Regent’s Park to Oxford Street. Carole,Ted and Jenny were hospitable and accommodating to our early arrival which was much appreciated. We hope to return if room available on our next trip to London as it is a very conveniently placed location to Euston and tube.

Helen, Wolverhampton

We absolutely enjoyed our 4- night stay at Carole and Ted's beautiful home. Delicious home made breakfasts with colourful fresh fruit salad every morning, coupled with interesting chats around the table in a warm cosy kitchen/ dining room. The bedroom was very comfortable, with tea and coffee making facilities and a rain shower in the modern bathroom. Carole and Ted are generous, friendly and helpful hosts and made us feel so at home. Location was great for walking through Primrose Hill, Regent's Park and St John's wood. The local High Street offers several interesting pubs and restaurants.

A wonderful stay once again. Perfect location. Close to the lovely Regents Park and within easy walking distance of Primrose Hill Village. Room very comfortable, with great en-suite bathroom. Carole and Ted were away on our visit ,but we were very well looked after by Jenny. Great breakfast , and lovely to chat to Jenny over a cuppa. We will be back.

Lyn & Wayne, Melbourne

We loved every minute of our stay in this beautiful home. I was in book heaven, surrounded by books at every turn. Our room was very comfortable, and the breakfasts were superb. Fresh fruit salad every morning, croissants, toast and plenty of tea/coffee were a great start to the day. Carole and Ted were absolutely delightful hosts and could not have been more kind and helpful. Ted encouraged us to walk up Primrose Hill where we saw the London skyline - a real treat, and we tried two great local eateries on Carole's advice. Can't recommend this lovely place and wonderful hosts highly enough!

Celia, Melbourne, Australia

Carole and Ted's place is wonderful. A very comfy bed in a beautiful home, delicious breakfast with hosts who are as interesting as they are charming, and in the fantastic neighbourhood of Primrose Hill. What more could you ask for?!

Chris, Rome

Very comfortable, clean and cosy - typical Sawday's standard. The room I stayed in on the top floor was the one in the picture; very comfortable, roomy and with very nice en suite bathroon. Carole and Ted were very hospitable and I enjoyed having breakfast with them. Would recommend.

Stan, Bath

My husband, myself and our two children had a wonderful week in London, in large part because staying with Carol and Ted was such a pleasure. We loved our rooms and our breakfasts, but especially enjoyed their company.

Denise, New York City

This is the second time myself and my partner have stayed here. Wonderful location, lovely house, very welcoming hosts - Carole really makes you feel at home. A comfy bed, quiet room and tasty breakfast too. Recommended.

Jenny, Edinburgh

A spacious, comfortable well equipped bedroom and bathroom in an lovely cherished home is what you expect from a Sawday choice. A quiet street close to buses and underground is a bonus. The delightful surprise was the cheerful welcome from Carole and Ted, the book and picture lined walls, and the evening greeting "did you have an interesting day?". Maybe a cliche but it felt like staying with friends. Great chats over ample breakfast - go for the fruit salad - made an altogether fun couple of nights stay. Thankyou Sawdays, thankyou Carole and Ted

Sue, Bristol

I stayed with Carole and Ted while I was in London for a work trip. They were fantastic hosts and made me feel so welcome in their beautiful home. The room was lovely, the location perfect, and Carole's homemade breads, jams and fresh fruit salad for breakfast were delicious! I felt so well looked after, and this will be my first choice of B&B the next time I'm in London.

Adele, Chester

A unique experience. We were travelling with our two kids--a three year-old ballerina and a two year-old knight. Carole and Ted courageously welcomed us into their home and truly made us feel at home. Our rooms were spacious, well equipped and exquisitely decorated. The bathroom and tub were perfect for bath-time and our hosts provided a travel cot and folding bed for the little ones. We immensely enjoyed our breakfasts of home-made jams, fresh fruit salad, cereals for the kids and inspiring conversations! A special thank you to Jenny who took excellent care of us. We hope to be back soon!

Anne, Luxembourg

My family (2 adults, 2 children aged 12 and 15) stayed at 30 King Henry's Road and we could not have been more thrilled with our wonderful stay. Carole and Ted are incredible hosts, very informative with suggestions/experiences on places to visit and tips on the local area etc, which helped immensely. Carole provided a delicious breakfast daily, to include beautiful fruit salad, homemade yogurt, jams and bread "a real treat". The premises is spectacular, in a wonderful location near gorgeous parks, village and tube. Would not stay anywhere else "magical".

Vanessa, Melbourne

This lovely B&B is hosted by Carole and Ted who are totally charming and treat you as their house guests. Their home is wonderfully characterful and we cannot recommend it highly enough. Sadly we were only staying for one night. It is just a few minutes walk from Chalk Farm underground and the shops of Primrose Hill. We loved it in every respect and will not hesitate to stay there again.

Nigel, Mold, Flintshire

We love staying with Carole and Ted, they are so welcoming and their house is lovely: plenty of books to browse through, comfortable bed, good, nutritious breakfast. Carole and Ted will advise on the latest exhibitions in London and on the best way to travel around. Jenny takes care that the rooms are spotless and that you have all you need. She is a wonderful part of the team. The house is a few minutes walk to Chalk Farm underground station, there are several good restaurants in the area and a walk to Primrose Hill to see the view of London is a must. A special place to stay in London.

Carole, Thoiry

Carole and Ted could not have done more to make us comfortable. We thoroughly enjoyed our stay and slept better than ever before when visiting London.Breakfast of fruit salad ,yoghurt ,toast and tea was perfect. It was our first experience of Sawdays and we will not bother with hotels again.. Thank you Malcolm and Julie

Wonderful. Could not have asked for a better place to stay on our first visit to London. Carole and Ted are very friendly hosts who couldn't do more to make your stay with them as comfortable as possible. Always very helpful in assisting you with any help you may need with travelling in and around London. Thoroughly enjoyed our breakfasts of muesli, fruit and homemade bread with great conversation around the breakfast table. Definitely hoping to return.

Lyn, Melbourne

Carole & Ted are the most charming and professional hosts who run a very friendly, home-from-home Bed & Breakfast which is first-class in every respect. The house is fabulous and full of elegant interior accessories. The bedroom was large, quiet and very comfortable. A special mention goes to the 5* en-suite bathroom which exceeds all expectations for a Bed & Breakfast. The location could not be better for anyone wishing to stay in London - 10 minutes from the M1 and a short walk to the tube at Chalk Farm. Primrose Hill is a special Village-like area with great shops & cafes. We will be back!

Louise, Helmsley

Carole and Ted were fantastic hosts. Loved the location and the house, especially, the wonderful open kitchen and dining room where we ate the most wonderful fruit salad. And Carole had shopped for extra vegan breakfast options for me.. Staying here made us feel very comfortable and at home. Great value.
