 This Norfolk farmhouse has been beautifully restored. Choose to stay in the ‘Garden Room’ wing, or upstairs in the main house – both well-dressed bedrooms have smart bathrooms. Sun streams in through the French windows of the garden room; find books, DVDs, rugs on slate floors, art, pots of flowers and a comfy sofa by the wood-burner. The ‘Guest Room’ has field views and morning sun. Breakfast in the conservatory on local sausages, bacon and eggs, homemade marmalade and muesli – in the pretty, sheltered garden on sunny days. Friendly Lucy can arrange sailing; good for walkers, cyclists and birdwatchers too.

Once again we have enjoyed another holiday at Lucy’s and Nigels what a hospitalble couple they are. They are at the top of our list for B & B they are ideal for food , & accommodation and to have a good laugh. Their wood burner is very welcoming when’s it cold. We had a lovely stay. Lucy was so welcoming and we appreciated her homemade cakes both on the day we arrived and when we got back to our room on the second day. Lucy gave us lots of advice about things to do in the area and we loved our room in the main house with very nice adjoining bathroom. Breakfast was served in the garden when weather permitted and in the conservatory on the rainy morning. Delicious. Highly recommended!

A wonderful place to stay, accommodation is immaculate and host Lucy makes it feel like home from home. We particularly liked the wood burner which makes the Garden Room where we stayed really cosy and homely. Also breakfast was a real treat to the start of your day and nothing was too much trouble for Lucy. Would definitely recommend a visit to enjoy the delights of this lovely place, we would love to come back again at some time. Lucy also has good local knowledge of things to do and places to see in the area.

This must be one of Norfolk's hidden gems. Superb B&B accommodation with wood burning stoves and under floor heating that make for very comfortable stays even in winter when excellent 2 course evening meals also available. Always friendly hosts with helpful tourist advice ensure an enjoyable stay. Our favourite for the last 3 years.

What an absolute delight! We had booked the Guest Room, but Lucy upgraded us to the Garden Room. It really has the 'WOW' factor. Light, airy, beautiful décor & a fabulous log burner. On arrival there was tea & amazing Rocky Road cake. Beautiful lilies in the room too. Breakfast was lovely served in the conservatory. Our stay felt like a really lovely pre-Christmas treat. Thanks to Lucy & Nigel for making us so welcome. We shall return!

If your doing research on places to stay in Norfolk, you can stop now! From the moment we arrived we were welcomed with open arms. It's a charming property and Lucy's lovely warm and welcoming personality made our stay very easy and enjoyable. We stayed in the beautifully presented guest room in the house which was very well furnished and had all the facilities you could possibly need. The breakfast served in the conservatory was superb and there was no end to Lucy’s generosity in the morning with a delicious cooked breakfast, including superb homemade bread and condiments. Simply wonderful.


Thanks to Lucy and Nigel we spent a faultless weekend at Green Farm House in the beautifully renovated Garden Room, which had plenty of space and home comforts to immediately make us feel relaxed. This alone would be great value for a bed and breakfast, but no price can be put on the hospitality shown to us and the attention to detail which made our stay so comfortable and relaxing, from tips on local places of interest and where to eat, to the 5-star breakfast and homemade cake and jams. Sincere thanks - we hope to return!


Had a fabulous time at Green Farm House, wonderful accommodation, lovely decor and a wood burner for when the cold nights come in, very cosy. Lucy cooked a lovely breakfast, full English together with toast and home made jam to finish with (which I now have the recipe for). It is very central to Holkham beach, a must visit, Burnham Market, Holt and lots of other lovely places. We truly enjoyed our stay here and would visit again.

Local points of interest from Lucy Jupe

  • Three National Trust properties - Blickling Hall, Oxborough Hall & Felbrigg Hall and two estates Holkham Hall & Sandringham - all within 45 minutes away. Houghton Hall - home of Britain's first Prime Minister is just 30 minutes away.
  • Thursford Christmas Spectacular Show running from mid November - Christmas Eve. The Thursford Wood is also within walking distance with some oaks being the oldest in the county and could be over 500 years old. A refuge for a stunning array of wildlife.
  • Little Walsingham is famed for its religious shrines in honour of the Virgin Mary and as a major pilgrimage centre. Also contains the ruins of two medieval monastic houses. An excellent farm shop & restaurant provides fish and chips to take away.
  • Seal trips from Morston Quay & the famous Holkham Beach with acres of golden sand. Two market towns, Burnham Market & Holt provide places to eat with homes and garden shops, butchers, delis, bakers and antique shops.. and an amazing hat shop!
  • For keen bird watchers there is a hide at Holkham, Norfolk Wildlife Trust. Cley Marshes is the trust's oldest and best known nature reserve. Known as the premier bird watching site in the UK.
  • Nearby Pensthorpe Nature Reserve, 700 acres to enjoy with activities and workshops through out the year covering photography, quilting, painting, drawing etc. The Millennium garden designed by award winning Piet Oudolf is superb .


Lucy Jupe

Lucy and her Norfolk-born-and-bred husband Nigel had their honeymoon here and decided to settle. They renovated this cottage together five years ago – Nigel the structural work and Lucy the interior design. Nigel is also a dab hand at making furniture and you'll see much of his clever work dotted about the cottage, including the entire kitchen. They know the area well and are happy to share handy tips with guests.
