The Experience

Karen’s a B&B veteran and has thought of everything: peaceful spaces for reading, sweets, always fresh flowers on the table. It would be lovely for friends or couples together; the two bedrooms have views for miles, both with short private staircases and generous tea trays. Breakfasts are hearty: homemade jams, cereals and a full English, served in the quarry-tiled dining room.

The big, comfortable sitting room is packed with books, music, games and a TV, so if it pours you can light the wood-burner and batten down the hatches for the day, grab a handful of leaflets from the porch and plan your next outing.

The countryside is good for walking and cycling and the coast is close, with Walcott and Happisburgh beaches within two miles and Cromer 30 minutes’ drive, or you could mess about on the Broads with boat trips and pub lunches by the water.

Karen was so welcoming. Primrose Cottage is a beautiful B&B, spotlessly clean and beautifully appointed. Bed was very comfortable with great linen and bedding. Breakfast was delicious, with a great variety of cereals, yogurts, fruit and of course, a great cooked offering! This is a must-stay B&B. 5*+

Recently stayed at Primrose Cottage for three nights. Probably the best b&b we have ever stayed in. Exceptionally comfortable, peaceful with everything you could need to make your stay special. We were able to relax in the evening in a very comfortable lounge with excellent tv and wi-fi. Breakfast was a feast. Karen is an very special hostess, certainly worth a trip to Norfolk to stay here.

We were made to feel very welcome by Karen. This has to be one of the most comfortable well appointed b&b’s we have ever stayed in . The room was very comfortable and we had use of a very nice lounge if we required. We were staying for a wedding so didn’t get chance to fully appreciate our surroundings but I would think it would be very nice to spend longer there. The breakfast was excellent lots of things to choose from and very well cooked. All in all highly recommended.

My sister and I have been to many B&Bs over the years but this was easily the most warmly welcomed and looked after we have ever been. Primrose Cottage is an absolute delight - so charmingly beautiful, quiet and rural, yet only a mile or two from the coast. Comfortable beds, hot drench shower, luxury feel with homely touches. Karen our host is the perfect host and a great cook too (cake and breakfasts!). Perfect for visiting Mundesley, East Ruston Vicarage Gardens, Hoveton Hall Gardens.

We hope to find an excuse to return here, Karen is the perfect hostess and a very good cook. Breakfasts are generous with lots of choice, (and excellent coffee), everything is done with care and thoughtfulness. We slept well in a large and comfortable bed, room was bright and airy and well-equipped, with extensive views, and the garden is a lovely place to sit and enjoy the peace and quiet. We were made very welcome, with tea and cake on arrival. Close to famous East Ruston Vicarage Garden, and the Broads for wildlife and boats.

We had five nights at Primrose Cottage and have come away feeling relaxed and refreshed. The cottage is down a quiet lane and beautiful and comfortable. There are fresh flowers everywhere, the bed is huge and comfortable, and you have use of the sitting room and tv downstairs to relax in in the evenings. It feels like home but with the treat of being so well looked after by Karen: her breakfasts are superb with lots of fresh fruit. And she's told me the secret of making the perfect poached egg! The neighbourhood

The old B1159 road runs through Norfolk’s prime coastal country, past windmills, sea views and alabaster villages. Just a few hundred metres from the main road but tucked blissfully into a quiet lane devoid of traffic noise, Primrose Cottage and its handful of neighbours are the only small interruptions in an otherwise unbroken quilt of fields. Use the route to get to sandy beaches (two miles) and the Norfolk Broads (four miles), or the gardens at East Ruston (one mile).

Local points of interest from Karen Elliott

  • Primrose Cottage is one mile from the world famous exotic and beautiful Old Vicarage Gardens at East Ruston. The 32 acre gardens are open from early March to the end of October, Wed - Sun plus Bank Holidays. An absolute must for garden lovers.
  • The lovely sandy beaches at Happisburgh and Walcott are one and a half miles away. Walcott has one of the best fish and chip shops in Norfolk and an excellent cafe, both on the seafront. For walkers, the beaches go for miles and your dog will love it.
  • The Norfolk Broads National Park is about four miles away.Take a trip on one of the river cruise boats or hire your own boat and be captain for the day. There are many lovely stopping places on the river for food and drink. A great day out and lots of fun.
  • Many National Trust properties within easy distance such as Blickling Hall and Felbrigg Hall. Lovely traditional seaside towns of Cromer and Sheringham are only 30 mins away, each with their own character and charm. Cromer pier has a great summer show.
  • For culture and shopping combined spend the day in the historical city of Norwich, a half an hour drive away. Two beautiful cathedrals and the Castle Museum and Art gallery make a pleasurable and interesting day out. There is park and ride for ease.
  • Four very good local pubs provide delicious evening meals. North Walsham, four miles away, has excellent Indian and Chinese restaurants. I hope though, that after you have had my breakfast you won't be too hungry.

After 30 years running a large B&B in West Runton, Karen and her cat decamped 20 miles south to Primrose Cottage in spring 2017 for a quieter life in the country. Here they revel in the peace and quiet, and making guests – both two legged and four legged – feel welcome.
