The
Experience
You’ll fall in love with this rugged county, for its beauty and its space; no crowds, no traffic jams, no rush. Stay in a 19th-century byre and a granary (the original feeding troughs stand outside, spilling flowers in summer), immaculately converted, alongside two others, in an eco-friendly way. Solar panels heat the water, the logs are on the house, electricity comes from renewable sources. Step into East Cottage to find a light modern space with soaring ceilings, tiles warm underfoot, bright rugs and cushions and a wood-burning stove. The kitchen glows at the other end: hand-built Shaker-style units, granite tops, an old pine dresser with plenty of china, a table for lazy breakfasts; owner Dee delivers a sizzling full English if you want, all local and seasonal. Up the spiral stairs are super bedrooms with buttermilk walls, wooden floors, pastel-striped blankets and exquisite beds; bathrooms are dazzling white, the twin has a wet room, the towels are thick and white. You can walk to a superb pub; or take a sundowner to the patio, and choose a home-cooked supper from the honesty freezer.

We had a wonderful week staying in East cottage at Southlands. A warm and friendly welcome from Dee and Charles and a beautiful basket of eggs, marmalade, chutney and sausages set the tone for the week. Sunny days were spent out walking in the beautiful surrounding countryside, when the weather closed in we sat by the roaring fire. This is truly a special place to stay that will give joy at all seasons. Don't forget to buy some of Dee and Charles' exceptional Dexter beef as well!

Local points of interest from Charles & Dee McGowan
- We farm Dexter cattle, producing delicious mature beef, some of which we supply to The Feathers Inn (Another Sawdays gem) and some of which you can buy in the farm shop.
- There are several walks from Southlands detailed in our welcome book as well as lots of local places and activities for you to go and do, which we will email you when you book.
- When we have surplus veg we are happy to give them to guests.
- You can walk across out fields to the pub.

Introducing
Charles & Dee McGowan
Your friendly and energetic hosts don’t just confine their activities to running the farm. Dee is an artist with a studio in the courtyard and also enjoys gardening, flower arranging and cooking. Charles restores classic cars in his workshop and does some artisan blacksmithing on the side – look out for his ironwork in the cottages. He’s also a keen fisherman who can advise on fly-fishing on request.
Spent a friendly, relaxing week at Southlands Farm, surrounded by beautiful countryside. Lots of good walks straight from the door, and after a day exploring historical sites such as Vindolanda on the Roman Wall and visiting some lovely gardens, Wallington in particular, it was so nice to come back to Middle Cottage and light the woodburner. Thank you, Charles and Dee, for your friendly welcome. We will be back to see you again soon. And those steaks were delicious! Sally and Ken, Norfolk.
