A magnificent ancient oak tree stands guard over this 300-year old Georgian-fronted farmhouse. John and Julian love all things Art Nouveau/Art Deco and their home is filled with pieces from those periods, including china with masses of different patterns; fine books galore too, and peaceful bedrooms with smart white linen. Breakfast is a moveable feast: in the conservatory in summer, or by the fire in the dining room in winter; the bird feeders get moved too so you’re kept amused while you tuck in! You can wander the five-acre garden and meadows, pretty Yoxford village has antique shops to browse, and Snape Maltings is a hop.

We had a wonderful stay - John and Julian were so welcoming and friendly. The rooms are lovely - beautiful white bedlinen and comfortable beds. Breakfast was delicious - particularly the eggs from their own hens. The house is beautiful - right off the main road but so near lots of lovely places to visit, e.g. Minsmere RSPB reserve, Dunwich, Southwold etc. Would highly recommend Oak Tree Farm

Local points of interest from Julian Lock & John McMinn
- We are 10 minutes from Dunwich Heath where there are lovely views up the coast to Southwold and Minsmere. There are lots of lovely walks and when you have had enough retire to the National Trust Cafe for tea and cake or lunch if you are really hungry.
- If it's antiques you're after, the Yoxford Antique Centre is a good starting point..
- Visit Framlingham where you will find a wonderful farmers market on Saturdays or enjoy some history exploring the medieval castle and Mere with plenty of shops and places to eat - you won't get bored.
- Enjoy some of the wonderful pubs which dot the countryside around Yoxford. Try a local ale or enjoy a delicious meal in the garden in summer or by a roaring fire in winter.
- East Suffolk is ideal for cycling or walking. Whether its the Coast Path, a beautiful forest or enjoying some of Suffolk's lovely picturesque villages, its not difficult to get away from the hustle and bustle and scarcely see another person.
- You might also like to visit our lovely coastal towns and villages. Southwold, Walberswick Aldeburgh Orford are all pretty places with shops places to eat.

Absolutely wonderful place to stay with lovely hosts. What a privilege to stay in this beautiful house and so pleased to have our dog so welcomed. Wonderful room with gorgeous views & so peaceful. Our room - like the rest of the house - is filled with character. An unusually big room with fantastic en-suite. Beautiful Art Deco & Art Nouveau pieces around. Julian and John are fabulous people who also really know how to serve up a lovely breakfast. We plan to go back next year. We've stayed in quite a few Sawday places but this is right at the top. I'll give it 20 out of 10!!!
