The Experience

A converted squash court, coach house and stables, once belonging to next-door’s manor, have become a home of old-fashioned charm. Full of family memories, and run very well by Joan, this B&B is excellently placed for Windsor, Wisley, Brooklands and Hampton Court; close to both airports too. Lovely trees in the garden, fields and woods beyond, a paddock and a swimming pool… total tranquillity, and you can walk to the pub. None of the bedrooms is huge but the beds are firm, the garden views are pretty and the downstairs double has its own sitting room. Breakfasts are both generous and scrumptious.

We stayed one night when cycling in Surrey from London. Joan was a fantastic host from the start. She helped us keep our bikes safe, offered us tea and a delicious piece of cake and arranged for us to have a lift to nearby Chobham. We had our own sitting room and such lovely views of the garden. The generous breakfast set us up for a day’s cycling. I would thoroughly recommend staying at Swallow barn and hope to return myself some day.

We had a very pleasant stay at Swallow Barn before an early departure for Heathrow the next morning. Mrs Carey was most welcoming and efficiently arranged for an evening meal at a good local pub, served us tea and biscuits on arrival, and in the morning at 7am an excellent breakfast before giving precise instructions on the best route to Heathrow. Our light and airy bedroom had a balcony and windows on two sides, overlooking a leafy garden. Our overall impression was a green, quiet, comfortable enclave where we could feel at home and yet be close to Heathrow.

Staying at Swallow Barn is like visiting a favourite aunt. The superlative accommodation in beautiful grounds, attention to detail, kindness, and love of life shown by Joan Carey is unsurpassable.


This is a lovely place to stay if you want to be home from home. I stayed for 2 nights with my mother visiting the RHS Hampton Court Flower Show. We arrived after a long journey to have a welcome cup of tea and a dip in the pool. Joan recommended two excellent local restaurants and made bookings for us each night. We were only a short drive from Hampton court yet after a long hot day at the show were able to spend the late afternoon having a second wonderful swim in the pool and tea in the garden. The sitting room was a bonus. Not flash just bliss. Thank you Joan.

The neighbourhood

Local points of interest from Joan Carey

  • There is a wetlands area within three quarters of a mile with interesting wild life. Also a godd walk and an excellent restaurant.
  • Chobham has two very popular pubs/restaurants which are within 15/20 minutes walking time.
  • Woking station has the best trains to London Waterloo taking 25 minutes and usually a train arrives within 10 minutes of stepping on the platform.
