Set in velvety hills dotted with sheep and criss-crossed by hedges, this 50-acre farm is in proper ‘get away from it all’ countryside. Friendly owners Zoe and Jim have transformed the two-storey Hay Barn and one-storey Apple Press into a pair of welcoming, timber-clad retreats. Inside, Scandi-style colourful fabrics and tiles, modern furniture and a gratifying lack of clutter are a breath of fresh air. Textiles designer Zoe’s cushions are scattered throughout and her artwork hangs on the whitewashed walls (buy and take it home if you like it). Cooking’s a breeze in simple yet well equipped kitchens; there’s bread, milk, eggs from the farm and garden produce to start you off, but if you’re puffed out, home-cooked meals can be delivered to order. Things couldn’t be more family friendly, with cots, high chairs and toys all available on request, and a table big enough for joint meals in the Hay Barn. Bright bedrooms have a modern feel and pretty views. Outside, fire pits and barbecues mean summer evenings lounging on the terrace will be inevitable. Pop in to the 13th-century farmhouse if you need help or advice – or just want to say hello to the pigs, hens and ducks, of course!

We had a wonderful few days at The Hay Barn. A short drive from our London home but a world away - beautiful rural views and a serene spot. Our kids loved clambering over the hay bales in the play barn, and we loved cosy nights around the log fire. Everything was clean and well presented, and there were nice touches like handmade cushions, local produce and a hand written note from the owner when we arrived. Lots to see and do for families in the area. We'll certainly return!

It was hard getting back to reality after leaving a little piece of paradise. Because that's exactly what the Apple Press is. Surroundings, setting & decoration are almost straight out of a movie set and very friendly hosts Zoe & Jim are there when you need them.

We booked both The Apple Press and The Hay Barn for our wedding accommodation, and it was perfect. Myself and my bridesmaids had a lovely evening in the hot tub the night before the wedding - I've definitely never been in a hot tub in a field of sheep before! There was plenty of space for us to get ready on the morning of the wedding. My new husband and I stayed in The Apple Press for the rest of the weekend, and enjoyed relaxing in front of the log fire after a busy day! Zoe and her family were very welcoming, and the cottages are decorated in a lovely quirky style.

What an incredible cottage and really special place to stay! We spent a wonderful week in the lovely Apple Press Cottage on Eatondon Manor Farm. The furnishings inside the cottage are beautiful (with many of the designs by the owner, Zoe) we ended up purchasing a print to take the holiday home with us. The owners Zoe, Jim and family could not have been more friendly and welcoming and the homemade flapjack upon arrival was a real winner. The cottage is such a beautiful little hideaway in outstanding countryside with fresh eggs every day. A holiday the stuff Enid Blyton books are made of.


Where to start? A truly delightful stay at Eatonden Manor farm. Zoe and Jim were such wonderful hosts. We were greeted by Zoe who welcomed us to the farm with fresh salad from the garden, which was a really lovely touch. I had mentioned it was my husbands birthday and a thoughtful message was left in the cottage. The surroundings were idyllic and the accommodation was stunning, immaculate and child friendly for our 18 month old son. everything was so well thought out. A particular joy was collecting fresh eggs for my husbands birthday breakfast straight from the hen house! We will return!


We've just returned from a lovely stay at The Applepress, Eatonden Manor Farm. A very nice cottage in wonderful surroundings which appeals to both adults and children. Engaging and helpful hosts who were keen to make our stay as enjoyable and comfortable as possible. A great base for excursions to Bodiam Castle, Bewl Water and Bedgebury Pinetum - but we could easily have enjoyed a weekend just pottering around and enjoying walks around and from the farm. We hope to return.

We stayed at the Hay Farm and had the most fantastic time! The cottage is beautiful, feels very homey, and is very well equipped. Zoe and her family were so very helpful! Our children loved the chickens, ducks, pigs and sheep. They enjoyed being outside and getting a very relaxing break from London. We hope we can return soon!

  • Within 10 minutes drive are Bewl Water and Bedgebury Pinetum which are great for walks, bike trails, fishing, sailing and even Go Ape!
  • Close to numerous houses and castles open to the public including Batemans, former home to Rudyard Kipling, the stunning gardens of Pashley Manor, Bodiam Castle, Great Dixter, Sissinghurst Castle, Scotney Castle, Groombridge Place ...
  • Stonegate station is 3 miles away with direct trains to London in around an hour. 20 minutes drive to Tunbridge Wells. 30 minutes to Hastings and the coast. Rye, Camber Sands, Beechy Head, Lewes and Brighton all within easy reach.
  • Regular local farmers markets and great produce available within the local area including farm shops, cheese dairy, fishmonger, pick your own and vineyards.
