The Experience

Down quiet lanes to the house that Charlie was born in – her young family are the third generation to live here. Bright bedrooms up in the eaves have oak beams, gingham armchairs and comfy beds; small bathrooms, recently revamped. Hop down for homelaid eggs, homemade bread, sausages, bacon and black pudding from down the road – outside when the sun shines, or by the fire in the dining room. Children will love it: dogs, rabbits, hens all happy to have a pat, a swing, log cabin, dens and Flappy the cockerel too. Roses and gangs of cheerful hollyhocks dot the gardens, you can roam the woodland and owls hoot you to sleep. Charming.

Charming host, delightful setting, glorious breakfast, super accommodation plus almost instant access to Stratford. So glad we chose Grove Farm. We shall return.

Couldn't recommend highly enough! We were 2 families of 4, with all kids under the age of 6 - loads of toys and outdoor space for the kids to play while the adults enjoyed the beautiful views. Breakfasted like Kings, and enjoyed homemade hot cross buns and cookies in the afternoon. Charlie went out of her way to make our stay as easy and enjoyable as possible.

Grove Farm is a delight. Charlie was so welcoming with home made cakes and tea in the garden when we arrived. The rooms (we had both top floor bedrooms and bathrooms) were huge, immaculate and beautiful (oak beams and gorgeous views) with lovely, comfortable furniture and every little detail thought through and every need catered for. The breakfasts are perfect - and the dining room both magnificent with its large open fire and cosy too with cheerful crockery and flowers on the spotless white tablecloth. Highly recommended.

Grove Farm is a wonderful place to stay. I stayed here with my two boys, 13 & 9 years as a half way point to Wales. We were greeted immediately by Charlie's warmth and generosity. After being shown our cosy rooms at the top of the house with tea and homemade cakes on arrival, I knew it was going to be hard to leave.The adjoining rooms provided plenty of space for us all and the boys soon found a selection of games to play. After a very comfortable nights sleep we were spoilt for choice at breakfast with warm croissants, a cooked breakfast, porridge and the best boiled eggs ever!

I just stayed at Grove Farm with my 16 year old daughter and we had the two rooms on the top floor with a bathroom in between. It really could not have been more ideal and Charlie gave us such a warm welcome and looked after us amazingly. Our rooms were immaculate with lots of thoughtful touches - and she brought us tea and home made cakes on arrival. We both slept incredibly well - the beds were very comfortable indeed. Such a beautiful location made even more special by the hosts of Grove Farm. The rooms are immaculate with luxurious furnishings and very spacious! Powerful showers and soft fluffy towels! Breakfast was perfect with local produce (fresh eggs from the free range chickens)... a real taste of home. Made to feel very welcome and the kids practically moved in!! Highly recommend this b &b.

We had a wonderful family Easter at Grove Farm. Mike and Charlie are warm and generous hosts. Their farmhouse is cosy, exceptionally clean and tastefully appointed. It feels like a home away from home. Our children had a ball with their children playing in the pretty gardens, exploring the woods and collecting eggs from the chickens. Charlie's breakfasts are delicious and she produces home-made treats for afternoon tea. The views are stunning. Grove Farm is a perfect retreat from busy city life. We will definitely be returning.

I've stayed with the Coldicott family since March till October 2017 in their wonderful farm house at Grove Farm. Charlie, Micheal & their 2 boys have been so welcoming and accommodating. I travel afar and it has become my 2nd home through the week often arriving late night. I have stayed in the top floor bedroom which is always exceptionally clean and well presented & comes with private shower ensuite, fridge, microwave, kettle, freeview TV, ironing facilities & clothes storage. It has been an pleasure staying in their home and I would highly recommend this place to any individuals & family's

We very much enjoyed our stay at Grove B&B. The working farm was wonderfully secluded and only a short distance of about 3 miles into Stratford Upon Avon. The accommodation was excellent and Charlie was a fantastically accommodating host. Her breakfasts were extremely generous using all organic produce and every time we came back from a walk or day out Charlie was always on hand offering us tea and homemade cakes. The views were stunning and the kids could just run around and enjoy the freedom. We thoroughly enjoyed our stay and would certainly recommend to others.


Wonderful stay. Stunning views from a charming, spacious 2nd floor bedroom. Watch your heads on some of the low ceilings which add to the character! We had tea and homemade biscuits outside on arrival in the perfect seclusion of this family farmhouse. Breakfast was 2nd to none and enough for an army. Charlie catered for a gluten-free diet too. Very flexible arrangements for arrival and departure. Extremely relaxing. The only slight drawback was the small (but adequate) bathroom but we were able to use the excellent power shower as there were no guests in the other room. Very welcoming! Thanks!

Charlie and her family made us feel so welcome, and provided us with so many little extras that it was actually quite difficult to leave. The attention to detail was wonderful, from the homemade brownies and biscuits at tea time when we arrived, to the enormous and delicious breakfast the next morning. My husband and I went to stay at grove farm without our children but if we go back, which I really hope we will one day, we will definitely take them with us. They would love it! What a perfect place to stay! The hosts were charming, the house gorgeous and the breakfast sublime. Everything we might want or need had been anticipated and my children loved it so much they are still nagging to go back. I can particularly recommend it for young families.

A wonderful place and lovely family to visit. The promo copy only partly describes this old fashioned hospitality and contemporary comfort. We have twin toddlers and beyond the big, tasteful, comfy, high spec rooms, beyond the huge lovely breakfast and the welcoming trays of coffee/tea and homemade biscuits. Even beyond the genuine welcome, it is the detail that makes this special. Our toddlers had toys in the room and access to the family toys. There were wipes and nappy sacks, milk in the fridge and even a box of biscuits to take away. We cannot recommend Charlie and her family too highly.


Very friendly and great atmosphere. Beautiful views and comfortable farmhouse. Fresh flowers, clean & fresh bedrooms. Excellent breakfast, more than we could eat and all presented beautifully. Highly recommend!

  • Less than 4 miles to Stratford with the RSC, and Shakespeare properties, the river, and many pubs & restaurants
  • 10 minutes to ancient Warwick with its truly fantastic castle - don't aim for less than a whole days visit in rain or shine, with equal interest for adults and children of all ages. Warwick town is old fashioned, and charming with plenty of good pubs
  • We have wonderful views across to the north Cotswolds, with Chipping Campden, Moreton in the Marsh & Stow on the Wold all within an easy half an hours drive, as well as all the beautiful stone villages, pubs, and historic gardens at Hidcote and Kiftsgate
  • Wonderful National Trust properties abound - Charlecote Park just 5 minutes, Upton House, Farnborough Hall, Coughton Court, Packwood House & Baddesley Clinton - all on the doorstep, and all uniquely interesting for all ages.
  • You'll certainly see the wildlife, so bring a camera & catch the barn & tawney owls, a resident green woodpecker on the front lawn, and a greater spotted one on the back lawn. Fallow, roe & muntjack deer, hares running, rabbits hopping & the odd hungry fox
  • The farm covers 700 acres of beautiful south Warwickshire countryside. The footpath network starts literally at the door, so take advantage of the fresh air, and borrow farm bikes for children if walking is too much. Sturdy pushchair/pram also available
