The Experience

Linger over a lovely breakfast of local produce and homemade jams. Sit beneath the trees and listen to the birds. This 18th-century farmhouse, tucked into a corner of the sedate village green, is a stroll from the excellent King’s Arms.

There are walks from the door to the river Thirsk, and great food at the Crab and Lobster. For a memorable day out, visit the Himalayan Garden and Sculpture Park, 17 miles. Denise and David have thought of everything, from maps to patios to a sitting room with a wood-burner.

Return to rooms in the old Wash House and Stable, and the lofty, striking Tractor Shed. Warmth, comfort, seclusion… everything works.

We had a delightful 4-night stay at Carlton House. It was a pleasure to meet Denise and David who, despite the Covid restrictions, made our short holiday welcoming and comfortable. The setting is very tranquil and a good base for exploring the North York Moors. Highly recommended - we hope we can stay again one day. Jeff and Fran, Cardiff.

Everything here is classy and understated and welcoming--reflective of hosts Denise and David. They loaned us their maps for our adventures and made us reservations at the village pub, a gem. (We ate their both nights of our stay) Gertie, their sweet, shy terrier, added a homey touch. Delicious breakfast, too. We feel fortunate to have discovered Carlton House and would love to be able to stay here again.

A really welcoming place, and a lovely comfortable, stylishly decorated room (the Tractor Shed), with lots of space and a very good bed. Super bathroom, too. The gardens are delightful -- good for quiet reading. An excellent breakfast in a beautiful dining room. I'd stay there again like a shot.

We have just come back from spending four nights at Carlton Barns and we couldn't have made a better choice. The accommodation was roomy and clean and had the added advantage of having direct access to the courtyard. Denise and David are charming hosts- they made us feel very welcome and they have lots of useful local knowledge to help you decide where to go. The house is ideally situated with easy access to both the dales and the moors. Breakfast is delicious and sets you up for the day! We thoroughly recommend it.


What a wonderful place! We stayed one night but could quite happily stay a week, a month, a year! The Tractor Shed exceeded our expectations in terms of décor & comfort. Nice to come & go as you please without disturbing the owners or other guests. So very peaceful & the bed was really comfy. You couldn't wish for nicer hosts than Denise & David - warm, welcoming & friendly. Breakfast was top notch, really well cooked (good quality sausage, bacon, eggs), with lovely homemade jams & bread. Really liked the fresh fruit salad & Greek yoghurt. We'd happily come back to Thirsk just to stay here!


We stayed at Carlton House on our way south for a family holiday....and liked it so much we then booked it for a break on our return journey. The rooms are immaculate, and decorated to a standard worthy of any boutique hotel. Breakfast was excellent, my favourite of smoked salmon and scrambled egg was an option. The hosts were lovely, and we left feeling that we had stayed with friends. We are now plannning a holiday in the area so we can find a reason to stay at Carlton House again. Our evening meal at the nearby pub was of 'gastropub' quality, with excellent local beers

What a find! Accommodation in the Tractor Shed was immaculate, breakfast was excellent and Denise and David were so friendly and hospitable. What more could you want? We will definitely return.


What a super place to stay. A very warm welcome on an October evening from Denise and David, a lovely room and excellent breakfast . Homemade bread and jams, beautifully cooked english breakfast, fresh tea and coffee, what more could anyone want? We wish we could have stayed longer.


Carlton Barns is a truly exceptional B & B. Perfectly located, beautifully converted to the highest standard of comfort and the best breakfasts we have ever found - all at a very reasonable price.


Denise made us very welcome at her b & b. We stayed for only one night but it felt like longer. We cycled around Thirsk on both days of the weekend - from Carlton Barns. Denise made us mid morning coffee on the Sunday, after the most delicious and well cooked breakfast I think I have ever tasted. We also had home made preserves and toast. We badly needed a short break and we would definately stay there again. We whole heartedly recommend Carlton Barns.


We do not often stay in a B&B, but this is the best one so far and will be hard to beat. Lovely room with very comfortable bed and super shower. The breakfast was delicious with lots of choice offered in a cosy welcoming dining room. Nothing was too much trouble for the delightful hosts, Denise and David who gave us lots of information on where to visit in the area. We would definitely return.


We have just had a 4 day break at Carlton Barns wonderful great hosts fantastic breakfast and clean rooms especially like the fact that you can totally relax in peace and quite cannot fault David & Denise we cant wait to go back again

The neighbourhood

Sandhutton is an extremely pretty conservation village, midway between Nidderdale and the Yorkshire Moors. So it’s walkers’ heaven in both directions, and good for cyclists too. There’s racing in Ripon, Thirsk and York, and the market towns are charming, in particular Ripon, 10 miles. Dining pubs abound; worth a detour is the Carpenter’s Arms, Felixkirk, 7 miles.

Local points of interest from Denise & David Mason

  • Situated between the majestic North York Moors and the undulating softer Dales National Parks in the heart of Herriot countryside. 5 minutes from A1 and midway between London and Edinburgh.
  • Explore the great market towns of Thirsk, Ripon, Northallerton and the Spa town of Harrogate, or hop on a train to historic York with great shopping.
  • There are local race courses, golf courses, fishing lakes, great walking, cycling on the doorstep. Tour James Herriot country and home of the Yorkshire Vet in Thirsk.
  • Further enjoyment abounds in visiting the wonderful Abbey ruins of Fountains, Jervaulx, Bylands & Rievaulx or the numerous National Trust Properties in the area. Still more to see at fabulous Newby Hall and Gardens or Harlow Carr RHS.
  • Throughout the year there are many agricultural, flower, music, art and craft festivals in the area including the Great Yorkshire Show. Even cookery schools should you get bored.
  • And when you've had enough sightseeing, relax and taste some of the great Yorkshire beers, visit Betty's Tearooms or sample some great Yorkshire food in the many good cafes and restaurants locally.


Denise & David Mason

Denise and David originally moved from London to Yorkshire for work, and never left. They renovated from scratch and do B&B for the pleasure of it; they have made a lot of friends through it. Apart from looking after guests, they enjoy gardening and growing their own veg, and give you free roam of the garden. Gertie the dog is the icing on the cake.
