The Experience

As soon as they got the chance, Victoria and Sean moved to their favourite holiday spot – peaceful Arthog in southern Snowdonia – to build the house they’d always dreamed of. From the top-floor living space it’s easy to see why: the Mawddach estuary and Rhinog mountains are a playground of lakes, waterfalls, hiking and biking trails (the Mawddach Trail goes right past the door), with the boats and beaches of Fairbourne and Barmouth just down the road. Built in stone, the house is tucked into a hill, with a patio behind to catch the first rays of sun and a garden in front to catch the last. Light flows through floor-to-ceiling windows, illuminating the chic, open-plan living room with its shiny oak floors and curved ceilings. A sparkling kitchen, soft charcoal sofas, a modern wood-burner around which to gather for meals and games… and four cosy bedrooms opening to the patio or lawn. Next door, your hosts are as enthusiastic as the day they moved and Victoria’s homemade bread and the local Welsh breakfast pack will set you up for the day’s adventures. Rent cycles locally for a mosey down the trail or seek some thrills at one of the nearby Zipworld activity centre.

A beautiful and comfortable house with wonderful views over the Mawddach estuary. Easy to get into Dolgellau, and a wonderful walk to Barmouth across the bridge over the mouth of the river.

This was a wonderful place to stay! :) A stunning house with everything you need set in a jaw dropping location in the foothills of some stunning mountains and a short hop across the bridge from Barmouth. Our host Victoria was lovely - warm and friendly, always there with a smile to help with whatever we needed. Zip World was a 30 min drive away and lots of great adventure walks were had with 7 of us and our dogs - we'll be back!

To celebrate my birthday my partner, our dog & I stayed at Tan y coed for a week at the beginning of October. It’s a beautiful property, well thought-out & equipped with everything you should need. Victoria was fantasic in sorting it all last minute, very welcoming when we arrived, always on the end of the phone if we needed her & the personal touches topped it off. The house is based in a lovely scenic area, with plenty of walks & nice places to eat including dog friendly ones. Do not hesitate to book, you will not be disappointed.

My two friends and I had a wonderful time at Tan Y Coed. The house comfortably accommodated the three of us and two Border Collies, who enjoyed the spectacular views from the big windows as much as we did. There's a beautiful long walking and biking path a short walk down the road, which we used to walk all the way to Barmouth one day, and Victoria is a gracious hostess who provides lots of suggestions for other walks and excursions in the vicinity. Highly recommended!

It's become a family tradition that I find an amazing house through Sawday's for a UK getaway every year. They never fail to be the best places! This house definitely lived up to expectations. Very comfortable with stunning views, plenty of room inside to spread out on wet days too (there were a couple, it is Wales after all!). Lots to do without needing the car such as walking to the waterfalls, cycling to Barmouth for chips etc. Such a fantastic area too we may well be back very soon. Thank you so much for everything Victoria - especially the delicious home made bread on arrival.

We booked the house for a special weekend away for my mum's birthday. There are so many flat walks from the house and surrounding area, it really is a great base to explore for all ages. The house itself is impressive - we loved the underfloor heating as we had a few chilly mornings! We had 2 dogs with us and the arrangements for pets is great. The kitchen is well equipped and beds are comfy. The view from the kitchen table is lovely and makes it a perfect spot for eating in!

Stylish, spacious property in a peaceful location, close to stunning views of the Mawddach estuary. Great base for exploring Cadair Idris (loved the route from Minffordd) and nearby Barmouth. Victoria was super helpful in suggesting places to eat and visit. Had a fabulous curry at the Indiana Restaurant in Fairbourne.

It is impossible for me to express in words just how stunning this property is. It is beyond belief! We were absolutely blown away by the style and decor, and our hosts were very friendly and welcoming. The hamper of local goodies was a lovely touch, and everything tasted delicious! Staying in this house was like living the millionaire lifestyle for a few days, we didn't want to leave. There's so much to see and do round the area, and nothing is that far away. What a fantastic trip! A beautiful setting, a luxuriously equipped and thoughtfully designed property and a lovely welcome (including delicious goodies!) from Victoria, Sean and Fintan. After over 13 years of staying in UK properties, many of which were sourced from Sawdays, we both agree that Tan y Coed is by far our favourite :-) We were so impressed we will be back next year and next time will definitely stay for longer! We will highly recommend this fabulous venue to all. The beaches at Barmouth/Fairbourne are a definite must visit, especially when the sun is shining down :-)

Recently returned from an extremely enjoyable stay at Tan Y Coed. A lovely warm welcome from Victoria. Tan Y Coed was perfect for our party - 4 adults, 4 children and 1 dog. Great sized rooms throughout all of the house. The fireplace wall divide between the kitchen / dining area and the living room is lovely and works perfectly. Gave the grown-ups a welcome distance from the children while still allowing us to keep an eye on them. The bike trail over the road was perfect for our party and there were some really lovely areas nearby for walking the dog. Wouldn't hesitate to recommend Tan Y Coed


Excellent standard in all aspects. Hosts were friendly and helpful from the moment the booking was made. Sent an excellent welcome pack. The Welcome pack and supplies "in stock" were great. Some of the party were less active and the weather was atrocious so a fair bit of time was spent in the house. It was comfy and appointed to a very high standard but still retained a homely feel. I would highly recommend and hope we can return in the future. Thanks again both!

The most amazing week in a beautiful house with stunning views! Victoria and Sean were great, right from the minute I enquired my emails were answered quickly . We received a great pack when we booked with lots of information about the house and the local area. The house was spotlessly clean with the most comfortable beds and luxurious linen. The kitchen is modern and had everything we needed, even for cooking a roast for 8 people! We can't wait to go back!
