As a longtime Roman resident, I had never known about the hidden pocket of residential streets between the Caracalla Baths, Pyramid and Circus Maximus. Gracious Flavia welcomes guests as friends and carelessly and professionally takes care of every whim. Generous and luminous bedrooms with picture windows overlook Caracalla park with its ruins peeking out from Cypresses and umbrella pines. An indescribable magic moment is had watching the sunset from the perch on your private balcony, followed by the evening illumination of before your eyes!

The neighbourhood

A unique and privileged neighbourhood from which to explore the city. This residential street is walking distance from some of the most famous sites in the world, not least the Colosseum - and the ruins of Caracalla Baths are just behind. They operated from AD212 to 530, attracting 7,000 bathers a day. The award-winning Rose Gardens (at their best in May and June) are a 15-minute stroll, as are the bars, restaurants and clubs of the delightfully creative Testaccio quarter.

  • Caracalla's Bath, Circo Maximo an Colosseo - 10 minutes walk from Pepoli9. Just close to the main attraction in a greenery part of Rome.

  • Food Market Testaccio to taste roman flavors and the Macro Testaccio museum inside the slaughterhouse, both within 20 minutes walk
  • famous is the Rome's non-Catholic cemetery just near the Piramide, in Testaccio quarter - 10 minutes walk

In 2008 the owner and her family began work on the transformation of this stately 1930’s mansion into a guesthouse. They live in one half themselves. With flair, Alessandra has introduced a retro-contemporary décor, enhanced by a collection of rotating modern art. Flavia is resident manager, handles all concierge duties with poise and charm, and has the insider's take on Rome.
