The Experience
With cultural, rural and edible stuff happening in all directions and layered views of distant hills, this is an area adored by many. You’ll feel private here in a green-shuttered stone farmhouse with only a handful of neighbours. Outside, stone steps lead up to two apartments: Ulivo on the first floor and Quercia on the second. With its large fireplace, chestnut beams and original features Ulivo has the most character, but both offer complete comfort, light, bright living spaces and well-equipped kitchens. Ulivo’s bedrooms are small yet thoughtfully furnished while Quercia’s have more space, but all have comfy beds, fine Busatti bedding and excellent shower rooms with modern fittings. With plenty of games, toys and books to keep everyone occupied, both apartments are perfect for families, and the whole villa can be rented for a bigger get together. Take a dip in the saltwater infinity pool before whipping up something with a Mediterranean twang – lovely to eat on the terrace with its huge views of the Tiber valley, or wander down to the nearby restaurant.

The peace, tranquility, and the wonderful views over the hills are what remain with you after a stay at Villa Bastiola. To sit by the pool and watch the sunset, and the swallows coming for a drink; PERFECT. The apartments are well equipped & welcoming with comfortable beds. There are several medieval hilltop towns within easy reach, and a great pizza/restaurant 300 yds down the hill. This was a return visit but it won't be our last.

A very comfortable and well equipped villa in a peaceful setting. A relaxing garden with plenty of seating in and out of the sun. The pool is delightfully set at the lower end of the garden and in the evening we sat and watched the birds swooping over for a drink and the fireflies were abundant when we were there in June. The villa is well placed for visiting Assisi, Perugia, Lake Trasimeno and many hilltop towns and villages.

The villa is situated in a beautiful area, the views are amazing,whichever way you look. Perfect position to visit the picturesque towns and hill top villages. Plenty of shops and restaurants near by .The villa is beautifully appointed,every thing you need has been thought of to make your stay a good experience.The bedrooms and bathrooms are well furnished and comfortable,excellent bed linen .The grounds are well kept,lavender ,olive trees in abundance. - There is a wonderful family run restaurant just 5 minutes walk down the hill from the villa, perfect if you don't feel like cooking at the end of the day.
- Enjoy the incredible panoramic views over Umbria and Tuscany from every window in the villa and from the gardens and pool.
- The lavender attracts several types of bees as well as the beautiful and rare swallowtail butterfly.
- The villa is over 250 years old and most of the building that you see is the original farmhouse. It's been extended and developed over the centuries but try and spot the old sink outlet half way up the front wall of the villa.
- The enormous pietra serena fireplace in Apartment Ulivo is original. Long ago, the owners used to hang grapes to dry from the beams above the fireplace to make the delicious Vin Santo, a specialty of the region.
- Take a walk up the hill from the villa to enjoy the most amazing views across the valleys. Take your time, it's steep, but so worth the effort! Pack a lunch and do the circular walk up the hill and round the valley to return to the villa from Calzolaro.

Everything about this place is Heaven, and Sally Ann and Marco are perfect hosts. The beautiful old farmhouse apartments are great: spacious kitchen and living rooms, bedrooms with views across the Umbrian hills and down to the private swimming pool and olive trees below. The sunsets from the property are breathtaking as are the morning mists, and Villa Bastiola is perfectly positioned to get the most out of Umbria and Tuscany, beyond the hills. We went for a week in 2017, and have booked again in 2018. Cannot recommend highly enough!
