The Experience

A rare privacy: you have your own charming little cottage, separated from the Notts’ home by a stylish terracotta-potted courtyard with Indian sandstone paving and various fruit trees (plum and pear). Breakfast in your own sunny kitchen or out in the garden.

The lovely big attic bedroom has its own sitting area, original wooden beams and rugs on polished wood floors. The brick-walled ground-floor twin is pleasant and airy; both look over the peaceful garden and each have their own bathrooms. Urban but bucolic – just perfect as a romantic retreat, or a family getaway.

You can walk to shops in five minutes or to Balham tube station and a quick zip to central London (20 minutes) for all the museums, galleries, theatres and culture. The street is quiet and residential so you shouldn’t hear much traffic.

Expect a warm welcome into this B&B from your hosts, Harley and Meena. The Coach House gives you complete independence if you choose, but you won't want to miss your delicious breakfast each morning from Meena! Wonder out of the door and turn onto Balham High Street which offers a jungle of bars, cafes, exhibitions and health food stores. Or jump onto a tube to delve into London's city centre.

This is our second stay at the Coach House, this time as a self catering property. The accommodation is ideal as is the location. Hosts are welcoming but not intrusive. We missed the amazing breakfasts from our previous visit 11 years ago but the kitchen is fully stocked and there are plenty of shops close by. Highly recommend this unique accommodation in London

The Coach House worked out perfectly for the two of us. The upstairs loft is a combined bedroom, sitting room; the beds are very comfortable. The small kitchen is convenient for making tea and small meals. The neighbourhood has everything you need and it's easy to get to downtown London The hosts are very helpful and accommodating.... We would book another stay here

We had such a nice stay at Harley and Meena’s Coach House! We loved the privacy that the separate building accommodation provided.The furnishings felt very English, so that was a delight. The location was great! And the breakfasts that Harley and Meena prepared for us were so wonderful! We loved the porridge, eggs, bacon, skippers, jams and tea and coffee! We were certainly spoiled during our stay! Harley even demonstrated how to eat a soft boiled egg! So fun! We so enjoyed the wonderful conversations in the morning with Harley and Meena! It was a lovely stay with them! Thank you!

Introducing

Meena & Harley Nott

Well-travelled Harley and Meena have lived in their house in Balham since 1999 and have been running The Coach House since 2001 as a B&B. Now it is completely self-catering. They're an incredibly friendly couple who are knowledgeable about the area and can give you lots of advice about where to go and what to do.
