The Experience

You are high in the wooded hills here, yet wonderfully close to the road to Perugia. The old house was in a parlous state when Carol and Antonio found it, now it is immaculate, much-loved, and fringed with tousled roses and lavender. Your bedroom suite is in the house but feels super private. There’s a tile-floored sitting area on the ground floor and the bedroom is above – a cosy nest under chunky beams reached by an open planked stair.

A rustic piece of oak makes a fabulous shelf, sweet baskets are stuffed with dried flowers, the sun-dappled wet room is a beauty, and all is fresh, pale and peaceful. French windows open to your own grassy patch where you can sit overlooking the pool – or watch the sun set over Monte Tezio. The pool and garden are to share and the breakfasts are delicious: fresh cornetti, homemade ciambelle, tomato bruschetta, Carol’s homemade jams.

Carol’s B&B was an absolute dream. Carol herself was so kind and welcoming. She helped us find good restaurants, places to visit, wineries etc. No questions were too much for her. The room was very beautiful and spacious. It was very clean and everything you might need was thought of. The breakfast was absolutely stunning every morning, with more than enough (delicious!) food and beautiful ceramics. This place is perfect for couples who like a quiet, peaceful and delicious stay.

Our stay at Carole's was amazing. A beautiful property that was blooming when we visited in May. Thoughtful interiors and extremely comfortable bed. Strong wifi that worked well for two people working remotely. The pool was lovely and surrounding area very peaceful - with so many villages and cities to visit nearby, including two restaurants we had saved a while back. Carole was more than happy to provide recommendations and even booked us a table at a couple of places. Of course, the highlight was Carole's incredible breakfasts - complete with British tea bags, Carol’s beautiful crockery.

The breakfast is quite outstanding in every respect and even more so when it’s outside on the patio, a haven of tranquillity. If you so wish there is the opportunity to sample her cuisine in the evening which we did and thankfully we did. Carol is your consummate host and nothing is too much trouble whatever your needs. This was an anxious return visit to San Giovanni following the sad loss of my beloved wife Deb. For us, this is and will always be, a very special place to spend time relaxing. I need not have worried as Carol, Antonio and their family made me feel very welcome at this difficult time. The wonderful hospitality was everything I remembered from our previous visits. Breakfast, dinner, the views, the pool and suggestions of where to visit and eat, were all first class, as was the accommodation.

The neighbourhood

You're high in the wooded hills with many opportunities for lovely walks. The nearest shops are in Ponte Pattoli, 4kms, and a good restaurant in a quirky, restored medieval villa - Villa Taticchi. Drive 20 minutes to San Giovanni del Pantano, walk through woodland to the Tomba del Faggeto, an Etruscan tomb with a working stone door. Spend a day or two with Carol and learn how to paint majolica.

  • Breakfast's my favourite time of day & I like everything to be perfect, especially the pottery! Every morning, a new pattern designed & hand painted by me inspired by the surroundings, lavender, rosemary, sage, the longer you stay the more you get to see!
  • Upon request I organize maiolica painting classes & demonstrations showing you how maiolica is decorated. From the 'spolvero' used for making frescoes, to the fine detailed painting using sometimes only a 3 haired brush! All my designs are unique.
  • We are located on top of a hill just moments from Monte Tezio, with many wonderful walks to enjoy & breathtaking views over the whole area. It's perfect for mountain biking and its challenging hills are very popular with cyclists from all over!
  • Both my husband & I love cooking, we're a bit of a team, I do the antipasti, focaccia, dolci, he, the Italian is great with the risotto & pasta. Typical local dishes, or something more oriental, you decide, all in relaxed surroundings, very homey indeed!
  • Our B&B offers peace & tranquility in a beautiful setting overlooking our 15m salt water pool with views of castles & hamlets, minutes from the centre of the medieval hilltop town Perugia, perfect for visiting Umbria Jazz in July or a simple evening out.
  • Our new wood burner is perfect for a chilly evening in Spring or Autumn. Come back to relax upstairs in the cosy loft under the blankets with the fire slowly burning away below. I'll light it for you on request, wood is included in the price.

Introducing

Carol Brannigan

Carol and Antonio met in Belfast where they were both studying on the same art course. She came out and worked in Deruta for a while and Antonio works in marketing. In 1999 they found their ancient ruin dating from 1200s, once a priest's house, and fell in love with the views. Carol looks after you beautifully and breakfasts are superb.
