The Experience
A rare privacy: you have your own charming little cottage, separated from the Notts’ home by a stylish terracotta-potted courtyard with Indian sandstone paving and various fruit trees (plum and pear). Breakfast in your own sunny kitchen or out in the garden.
The lovely big attic bedroom has its own sitting area, original wooden beams and rugs on polished wood floors. The brick-walled ground-floor twin is pleasant and airy; both look over the peaceful garden and each have their own bathrooms. Urban but bucolic – just perfect as a romantic retreat, or a family getaway.
You can walk to shops in five minutes or to Balham tube station and a quick zip to central London (20 minutes) for all the museums, galleries, theatres and culture. The street is quiet and residential so you shouldn’t hear much traffic.

We spent 3 nights at the coach house in early June. The property was charming - so much more character than a hotel in the same price range. Just off Balham High Street but very quiet. The garden, shared with the owners was beautiful and gave a feeling of tranquility at the end of a tiring day. There was everything we needed for a relaxing and happy stay. Like other guests we found it perfectly placed to get in and out of central London, although that said there are plenty of lovely pubs and eateries in Balham itself, if you can't face going back into the centre again for supper.

Our family of 3 adults had a perfect stay in the lovely coach house. We felt safe, parking our car in front of the house. London was easy to reach by tube, train or bus - big help when the tube is on strike ;). We enjoyed the quietness of the beautiful garden a lot! We‘ ll come back for sure.

Lovely hideaway in leafy Balham but only half an hour from all central London offers. Perfect for a small family... lots of room to chill out after a hard days sight seeing ... The beds were Soooo comfortable it was hard to get up in the morning and unlike previous London lets it was a cool and airy bedroom on a warm night. Beautiful little garden with seating to eat out and so peaceful. ... Total panacea to faceless chain hotels with quirky English old school vibe and kind hosts. We would definitely return 👍

Meena & Harley Nott
Well-travelled Harley and Meena have lived in their house in Balham since 1999 and have been running The Coach House since 2001 as a B&B. Now it is completely self-catering. They're an incredibly friendly couple who are knowledgeable about the area and can give you lots of advice about where to go and what to do.
We stayed for three nights at the coach house with Harley. The place is lively and has all the amenities we needed. It is very quiet and the beds are great. Public transport is only a 5 minute walk, so it is a perfect location away from the hustle and bustle of the city. I highly recommend this place to anyone wanting to visit London but have a quiet place to stay.
