The Experience

Katharine is a natural at making guests feel like friends. Her beautiful farmhouse tucks itself away on the edge of the village and the big friendly kitchen is filled with delicious smells of home baking. Meals are served by the large wood-burner in the grand Jacobean dining room, filled with good antiques, period furnishings and cosy places to sit; food is home-grown, seasonal and local. Sleep well in charming bedrooms with smooth linen, pretty furniture and garden views; bathrooms are small and simple. A fascinating area teeming with pingos, wildlife, old churches… and glorious antique shops.

Enjoy a stay with chickens cats alpacas and a lovely host The place is deliciously hard to find and once ensconced here it is hard to leave There are good vibes from past residents too and you feel comfortable at once It is one of the few places where breaking down and having to stay eight extra hours was a pleasure!

I have been staying at College Farm many times and always, when I am planning my next journey, I am already full of anticipation.Once you get closer, you drive through richly structured woods, where you might see a muntjac or long horn cattle, then a park opens and you see the beautiful place where Katharine, the owner and manager of the College Farm, expects you. The furnishing of Katharines home is carefully assembled and you immediately feel at home when you enter the house. Katharine is an exceedingly kind and courteous landlady who makes you feel welcome.

We couldn’t have had a more enjoyable stay at this fabulous home. We were treated like members of the family and nothing was too much trouble. Absolutely love seeing the hens, Lamas, Alpacas and sheep and wandering around the estate. Such a beautiful location, so quiet and peaceful. Excellent breakfasts and superbly comfortable beds. Everything so clean and immaculate in our room and bathroom. Can’t wait to return.

A wonderful quiet sanctuary surrounded by countryside but just a mile from a great pub. From our room looking out over the llama pen, we could see the hens running around the garden. Fresh eggs were part of a lovely breakfast in a large log burner heated dining room. Comfy beds and Katharine always available with information about the local area.

  • The house was built in 1349 by my ancestors as a College of Priests together with the church a few hundred yards away.
  • My mother started the B&B here in the 1970s and I took over after her death in 2010.
  • There are fantastic walks here and we are on the Great Eastern Pingo Trail.
  • Peddars Way, a Roman road, is within a few minutes walk of the house.
  • There are lots of bird watching opportunities nearby.
