The Experience
In the grounds of Mill Farm where the owners live (he’s an ecologist, she’s an organic food specialist), is a big beautiful barn with space to spread out. Views reach over farmland while brick and flint walls and willow screens create privacy from next door; the big patio is a safe place for children. Enter an open-plan living room with vaulted ceilings and a bright airy feel; the central oak staircase winds you to the mezzanine and bedrooms above (two are up, two are down). Fossil-stone slabs line the floor, sleek leather sofas are deliciously comfy and children will love the hanging chair. Delightful Emma gives you a fabulous hamper (veg from the allotment, home-baked cake and more), logs for the wood-burner, and has a wonderful eye for colour and design. Bedrooms are spacious and calming, one with a balcony for sundowners; bathrooms are the bee’s knees. Hay Barn is close by – snug for two (and space for a little one) with a wood-burner and enclosed patch of garden. There are books, games, TV with surround sound, bikes to borrow and toddlers’ seats, and you can walk to pub, fish shop, small store and beach.

Our family comprises 6 adults plus 2 children under 3. Had a great time, there was something for everyone. Hosts were great as was the ECO barn and we particularly enjoyed the "Welcome cake". So much space and all the facilities you could wish for. I wasn't sure there would be enough to do in the local area but was pleasantly surprised; such a lovely and unspoilt village just 10 min away. The beaches are so good and we soon found ourselves completely alone. Emma recommended we hire a boat on the Broads. Was such a fantastic thing to do even though 2 of our group were very apprehensive!

What a gem of a place. Brilliant hosts, really comfortable and a wonderful place to visit. Fresh bread on arrival, fresh fruit from the allotment and only 10 minutes walk to the most amazing beach. Loved, loved loved this place. We will be back.

Although Hay Barn is compact it's well equipped for 2 adults. Ideally situated, you can walk to the beach using a range of waymarked routes and visit a range of historic houses and gardens within a 20 mile. Local food recommended by Emma is excellent, including the Ingham Swan (booking advised), Dabs and Crabs for delicious fresh fish, asparagus and strawberries and the local farm shop for veg and fresh eggs. Ideal location to relax and slow down. The on site allotment for guests is a super idea and we really appreciated the fresh eggs and home made biscuits!

We had a wheelchair user in our party and before booking needed clarification on a few matters. Emma could not have been more helpful, all our concerns were met and great consideration was shown throughout our stay. The downstairs double bedroom and wet room suited our needs well and the Barn is spacious and comfortable with easy access to the patio. All in all an excellent stay. Thank you.

- Amazing seal colony between Winterton beach and Horsey over 2500 baby seals born on the beach between Nov and mid Jan.
- Broads National Park is ideal for boating, canoeing, walking and cycling. Lots of fabulous walks direct from Barn., we provide a walking guide on arrival.
- Award winning adventure park BeWilderwood is 20 minutes from the barn and is an amazing day out for the entire family
- National Trust Horsey Windmill along the coast. Other National Trust properties are within easy reach.

Emma Punchard
Emma (an organic food specialist) and Neil (an ecologist) live in the main house. They're committed to improving the land, have planted miles of hedgerows and over 2,000 trees. They try to keep their footprint as light as possible and have built the barns using sustainable materials - even your duvet is vegan. Emma has created a walking guide to the local area - 5 different graded walks.
We booked Mill Farm Eco Barn as a special family holiday for my Dads birthday. It was fabulous to find such an amazing place to stay where we all had lovely rooms with our own bathrooms. There was also a very pretty enclosed courtyard which was perfect for our dog. On arrival there was a basket of fresh eggs, jam and veg plus one of the best cakes I have ever eaten. The guest allotment was brilliant especially the freshly picked raspberries. The bedrooms were all a good size and the barn was lovely and clean on arrival. Lovely local village and great walks especially on the beach & coast path.
