The Experience

In the grounds of Mill Farm where the owners live (he’s an ecologist, she’s an organic food specialist), is a big beautiful barn with space to spread out. Views reach over farmland while brick and flint walls and willow screens create privacy from next door; the big patio is a safe place for children. Enter an open-plan living room with vaulted ceilings and a bright airy feel; the central oak staircase winds you to the mezzanine and bedrooms above (two are up, two are down). Fossil-stone slabs line the floor, sleek leather sofas are deliciously comfy and children will love the hanging chair. Delightful Emma gives you a fabulous hamper (veg from the allotment, home-baked cake and more), logs for the wood-burner, and has a wonderful eye for colour and design. Bedrooms are spacious and calming, one with a balcony for sundowners; bathrooms are the bee’s knees. Hay Barn is close by – snug for two (and space for a little one) with a wood-burner and enclosed patch of garden. There are books, games, TV with surround sound, bikes to borrow and toddlers’ seats, and you can walk to pub, fish shop, small store and beach.

The Hay Barn was perfect for us and our small baby. The owners' website was full of helpful information which meant we had a great holiday of seal spotting, long walks and fantastic pub lunches. The accommodation had everything we needed and was very cosy even on a windy November weekend - and the homemade flapjacks were a lovely treat!

We were 3 generations with a toddler and tiny baby. This is a fantastic place to stay: spacious, so thoughtfully designed and furnished, with good quality furnishings and utensils. Emma provided baby equipment, including a pushchair and lots of good toys. We arrived to a fantastic trug of vegetables from the garden, eggs, home made jam, and a very special cake. Winterton is a lovely sandy beach. All perfect for a family holiday. Thank you to Emma and Neil

A fantastic weekend break for 8 friends. We had a fabulous walk to see the seals combined with good pub grub. The barn has great space for get togethers with a wonderful open plan kitchen dining area. The woodburner is a real treat as well as the delicious cake and jam waiting on arrival. Thanks to Emma & Nick for looking after us so well!

Mill Farm Eco Barn was light and airy, and spacious enough to easily accommodate six of us. It has recently been converted with a high standard of convenience and comfort, including a large and well-appointed kitchen. There were lots of local attractions to keep us all happy: wonderful beaches and walks, adventure parks and pubs, seals and watching the Shetland ponies being fed their dinner each evening. The personal touch of Neil and Emma, who gave helpful hints about the countryside, was an added bonus. We all had a grand time and hope to return soon!

  • Amazing seal colony between Winterton beach and Horsey over 2500 baby seals born on the beach between Nov and mid Jan.
  • Broads National Park is ideal for boating, canoeing, walking and cycling. Lots of fabulous walks direct from Barn., we provide a walking guide on arrival.
  • Award winning adventure park BeWilderwood is 20 minutes from the barn and is an amazing day out for the entire family
  • National Trust Horsey Windmill along the coast. Other National Trust properties are within easy reach.
  • Lots of good local pubs and award winning restaurants.

Emma Punchard

Emma (an organic food specialist) and Neil (an ecologist) live in the main house. They're committed to improving the land, have planted miles of hedgerows and over 2,000 trees. They try to keep their footprint as light as possible and have built the barns using sustainable materials - even your duvet is vegan. Emma has created a walking guide to the local area - 5 different graded walks.
