The Experience
Come back windswept from the beach, light the wood-burner and sink into the love seat (built for two, so no arguing over the last spot). Bi-fold doors from the sitting room open to a view of the pond where there’s a brisk trade in ducks and moorhens, with geese too when they’re passing through. The kitchen has everything you need, plus a good coffee machine and a welcome hamper of Tunnock’s teacakes, crisps and wine to see you through the first evening.
Upstairs, the king-size bedroom is a lovely light space beneath high beamed ceilings, with a reading chair and an en suite bath deep enough for a proper soak after a day out. Underfloor heating keeps things cosy.
Outside, there’s a private patio with a shaded table, a firepit and a barbecue, plus a small garden. The communal woodshed has a hot tap for muddy boots and mucky dogs, a Gozney pizza oven and a bigger table for outdoor suppers. Beyond are acres of wildflower meadow to enjoy.

Location
The neighbourhood
Head straight from your door to explore acres of paddock and woodland, or join St Cuthbert's Way for over 60 miles of border trails. Lowick's shop (four mins' drive) does proper sausage rolls; Wooler and Belford (10 mins) offer delis, whisky and vintage finds. Wander around Alnwick's castle and gardens (30 mins), or take a boat trip to the Farne Islands to see the puffins.
Local points of interest from James & Katie Kemp
- Wander through 13 acres of wildflower meadows, woodland and a tranquil lake - an ideal escape for weary city souls seeking calm and space.
- On the coast within easy reach: drive to Holy Island or Bamburgh for a dreamy Northumberland beach & castle-town combo.
- After dark, our sky transforms - enjoy magical stargazing (and with luck, even the Northern Lights) from our fields, with telescopes ready for you to explore the cosmos.
- Wildlife lovers: spot roe deer at dusk, hares in the meadow, barn owls, pheasants, and a variety of birds right on the property - binoculars and guidebook provided.
- Cook under the stars: light up the outdoor pizza oven or fire up the Big Green Egg, then dine al-fresco in peace - the perfect contrast to rushed city routines.
- Bring your dog (or your children's sense of adventure): with wide woodlands, a paddock full of wildflowers and room to roam, it's a nature-lover's joy for guests of every age.

Introducing
James & Katie Kemp
Owners James and Katie live on site in the farmhouse. Since 2019 they've planted more than 200 trees on the property and restored hedgerows and the five-acre wildflower meadow. They both work from home and are on hand with local recommendations, if you want them – you will be left to yourself as much or as little as you choose.
