The Experience

Up the outside steps to this open-plan conversion that’s very homely and cosy. Two comfy chairs either side of the wood-burner and plenty of books and DVDs will keep you busy even if the weather is doing its worst. On sunny days leave the door open and let nature in, or cross the cobbled yard to the river where you can fish for brown trout (just ask), paddle or lie on a flat stone to cool off. You’re surrounded by ancient woodland so it’s very peaceful.

The kitchen has everything you need for holiday cooking and Susie leaves you all the basics plus eggs from her hens (who may come and visit), Welsh cakes, jam and a bottle of wine. There are always fresh flowers on the table too.

You can walk into Brecon (half way by field) in ten minutes for the theatre, cinema, shops and eateries. Nearby The Three Horseshoes Inn at Groesffordd serves modern British food in much style and The Felin Fach Griffin is a ten-minute drive. Walk, cycle, climb in the Brecon Beacons, head for watery fun on the Usk or the Wye. Return to light the barbecue and watch the stars come out, or light the fire and snuggle in.

My partner and I are so grateful to have found this place to stay. We have stayed many places in the past but nothing has compared to the cottage. It is very well equipped with everything you need. The location is great with Brecon only a 1 minute drive yet at the cottage you feel very private with a peaceful river on your door step! We could honestly not recommend enough and we will love to stay there again!

Priori Mill is a wonderful place! We booked for the campsite, but because of the weather we prefered staying in the cottage. Lucky for us it was available. The cottage is very cosy and well equiped. We had a lovely week! Thanks to Noël and Susie and their hospitality.

Cosy and well equipped cottage in a tranquil and beautiful setting. What we loved though was the authenticity of the surroundings which felt like stepping back in time. Susie and Noel have poured so much energy and love into restoring the old mill and farmhouse. The mill is truly magical and Noel kindly gave us a tour which was so informative. Both Susie and Noel are friendly and helpful with tips on surrounding areas and activities. Although the property is tucked away and rural the market town of Brecon is minutes away so lots of choices for things to do. Definitely recommend a stay.

We stayed at Priory Mill Cottage and had a lovely week. The cottage is fantastic has everything you need and so comfortable. The setting is beautiful, secluded and quiet with a river running by, such a peaceful place you would think you were in the middle of no where but actually only a 5 to 10 minute walk into town. Location is spot on for all the places of interest. On arrival you are made to feel so welcome by Susie and Noel such a friendly welcome and nothing is any trouble. I would thoroughly recommend a visit to this lovely cottage. We will definitely be returning.

Priory Mill is a well appointed, comfortable cottage situated in lovely surroundings. It offers peace and tranquility while being only a 10 minute walk from the town of Brecon. There are plenty of local walks ( great for our dog), and is a fantastic centre for visiting the many attractions of the National Park. The owners are very welcoming and knowledgable about the area including good places to eat. We look forward to returning soon!

We had a fantastic stay at The Priory Mill Cottage and Susie and Noel were the perfect hosts- helpful, full of local info and tips but respectful of our privacy. There when you needed anything (thanks Susie for the ginger and garlic) but very busy getting on with their own lives most of the time. The cottage has everything you could possibly need for a holiday, comfy bed and the gas 'log burner' was brilliant. I want one! The setting of the farm is truly a magical place. The bubbling River Hondhuu lulled us to sleep and gently woke us from our slumbers &10 minutes walk to Brecon Town centre.

I stayed in the cottage at Easter this year and it was wonderful. This is an idyllic spot; if you have camped here before, (which is quiet and secluded with eco showers and fire pits) one gets.a different perspective; use of a private garden, bench by the river, and lovely accommodation. The cottage is essentially a large flat which has an enormous living room, great for entertaining and a big double.bedroom and old school.bathroom with a powerful shower. It's a ten minute walk into Brecon for the pub or provisions. Great for running, easy from the south east. A real.find and good value. Go!

We had a great stay at Priory Mill. The cottage is in a great location - tucked away in a beautiful quiet setting but an easy walk into town for dinner out etc and a great base for hiking in the National Park. The open plan living space is deceptively spacious and comfortable, lovely well equipped kitchen for cooking dinners, huge table for eating and comfy sofas for relaxing. The hosts are also lovely - plenty of privacy but not too far away if you need them for anything or just a friendly chat!

Very pleasant stay in Brecon (just outside) on an easy to access mill, very picturesque. Crucially, all the good walking is within easy reach and this is a wonderful cosy base from which to do it. Susie was very welcoming and we'd look there first for our next holiday in the Brecons, which will be very soon hopefully.

The Granary is a very comfortable and well-equipped cottage; it is also much more than this. The setting is idyllic; the river Honddu is nearby and the location provides a haven for wildlife. It is the result of generations of man's refinement and hard work; it has an ancient watermill which echoes with hundreds of years of history. The owners have spent years restoring and revitalising Priory Mill Farm; their visitors have the opportunity to share in the benefits of their hard work. The granary at priory mill is such a special tranquil spot. Lovely to wake on an autumn morning and take your first cup of tea to the steam to sit and watch the birds and other wildlife washing and feeding in the water. Equally as nice to snuggle up in the evenings around the fire in the comfortable and cosy atmosphere of the granary.

We stayed in the cottage. We were greeted by the owners, and were made to feel genuinely welcome. This apartment was very comfortable and very well equipped. To my surprise the WiFi was excellent. (Considering the location is in the Brecon Beacons.) The weather was really good, but even if it was pouring with rain, it would be a great place to be. We were given a little welcome package of home grown produce, which was a kind gesture. Nothing was too much trouble for Susie and Noel and I would recommend this place for anyone wanting to get away from it all.

Priory Mill Granary was a fantastic and comfortable cottage, convenient to Brecon and the surrounding area. The hosts were extremely welcoming and knowledgeable, and had the information to help us find unexpected attractions. From Brecon Cathedral to the Libanus Centre, both great for walks and food. The local rivers are great for fishing and walks. The cottage was spacious with all the necessary facilities, including wifi. There were plenty of books and material about local attractions, and the story of the restoration well worth a read. We couldn't help enjoy ourselves.

Priory Mill is a really great base for exploring Brecon, the Brecon Beacons and the wider South Wales area, easy journeys in all directions. The property itself is situated in a fascinating group of historic buildings in a secluded location on the outskirts of Brecon. It was comfortable, well equipped and beautifully looked after. We were made to feel welcome and very much at home during our visit. This was actually our second visit to Priory Mill, and it won’t be long before we return for a third visit! Great place for a holiday!

We had a most amazing stay at priory cottage, everyone was warm and friendly even the chickens. We were on our motorcycle and it was a brilliant base for us. Town was close by walking distance for all our needs. Plenty of shops and takeaways but the cottage was well equipped for all cooking including the essentials. Very informative hosts Noel and Susie nothing was too much trouble. Plus when we arrived we were welcomed with a friendly smile and on entering the cottage found a bottle of red, Welsh tea cakes and a vase of flowers which smelt amazing. Would recommend to anyone.

We had a wonderful week. The owners gave us a warm welcome and were friendly and helpful throughout our stay, without being intrusive. The accommodation was well-laid out and cosy with good facilities (it would not be suitable for someone with mobility problems because of the staircase). The farm is set in beautiful surroundings beside a river and ideal for wildlife watching - we were able to go and watch the bats every night. It is an excellent base for walking in the Brecon Beacons but not isolated - it's an easy drive to destinations like Hay-on-Wye and Crickhowell.

What a hidden gem! Priory Mill Granary is simply a magical place. On arriving we received a wonderfully warm welcome from Susie and Noel and the chickens! The cottage is beautiful with great care and thought being obvious in the authentic decor and Noel’s finishing little touches. The setting beside the old restored mill on the river is so peaceful and having your own private garden in which to watch the stars at night is the cherry on the cake. This a unique place to stay. The hosts are very welcoming and the barn is rustic but delightful. We have stayed twice here, once with the river crashing down but this year was quite low but my husband managed to fly fish most days. We caught the king fisher one day.

Been to a few cottages over the years and can say 100% this one beats the lot. In a league of its own. The setting is as idyllic as anyone could want - woodland teeming with wildlife, a stunning mill and farmhouse, the beautiful Honddu streams close by - the peace and comfort just makes for guaranteed relaxation. Susie and Noel have done a remarkable job. Don’t let anyone tell you that bygone artefacts means roughing it. Every detail you could imagine has been lovingly attended to. The cottage has everything you would need for a complete self catering break. Our only regret was leaving!

Location

The neighbourhood

There are benches all around for different views and angles of the sun including one facing the river, just perfect for picnics. The wildlife is prolific: bats, owls, foxes, kingfishers and even otters, so bring your binoculars. There are grand walks and cycle routes – the number 42 route comes through Brecon and you can also join the Taff Trail, or canoe and kayak on both the Usk and Wye. Brecon has three independent butchers and greengrocer, and a jazz festival in August. You're 20 minutes from Hay on Wye for the best Literary Festival and many bookshops.

Local points of interest from Susie Gaskell

  • The Brecon Beacons offer every outdoor activity you could possibly want whilst holidaying, so make sure you bring your walking boots, bicycles and bikinis along with you.
  • For cyclists, the canal offers a lovely long (and level!) track to cycle along in the dappled sunshine, but for those with a taste for the wide open spaces and the hills, we have plenty of those as well.
  • If you feel like more leisurely activities there are cafes, galleries and museums only a ten minute walk away through the woods and in to the Georgian town of Brecon which boast it's own magnificent Cathedral.
  • You can even pop to the local independent cinema or theatre for a bit of culture if there’s something on that takes your fancy
  • And if you’d like to experience something a bit more unusual, how about taking some dinky donkeys out for a walk in the countryside with Gooddayout ... if donkeys aren’t your thing, they have piggies and picnic days out too!
  • But if all that sounds far too energetic, then you can just flop on the grass by our river with a good book and a glass of something lovely... the hens like a bit of that too so they might come and join you...

Introducing

Susie Gaskell

Noel (a furniture maker) and Susie (a silversmith) came here from London and are both now conservation builders. They live in the farmhouse you pass on the way to your granary. You'll also pass their amazing all-consuming project which is to restore a Grade II* Watermill using traditional materials and all on their own. This is incredibly important work as sadly there are very few left that aren't converted into accommodation or derelict. It is also home to rare Lesser Horseshoe Bats. Susie and Noel run a small family campsite on the other side of their house in the summer months.
