The Experience

You have utter privacy in this hay barn with a garden, your own pool and gorgeous views. It’s a superb renovation, awash with space and light, true to the building’s age with the finest contemporary dash. Enter an open-plan living area with a TV and comfy sofa, Bose sound system, original art, the odd antique, freshly picked garden flowers. The kitchen is immaculate and you’ll find a Nespresso machine, bottles of the owners’ olive oil, and Vin Santo and biscotti.

Downstairs is a huge walk-in shower with organic extra virgin olive oil soap, then it’s up the open stone stairs to Busatti linens and a sumptuous bed. Outside find lavender bushes and potted mandarin trees, a well-stocked vegetable garden which you are welcome to pick from in season and a lovely terrace for barbecues and al fresco lunches and suppers.

The owners will also cook if given notice – the home-grown vegetables and olive oil are the biggest treat.

Climb a winding road and come upon Le Caviere, tucked into the gentle rolling hills of Tuscany. Owned and operated by Kate Middleton( no, not that one!), the farm is surrounded by the olive groves, vineyard, and dotted with fruit trees and the air fragrant with lavender. Stay in the barn furnished with lovely furnishings, antique linens, and modern amenities. When in season visit the organic garden and pick fruits, vegetables and flowers, or swim and sun bathe in the pool. Tranquil and beautiful… it’s Paradise!

As I stepped out of the car, I knew I had been here several years ago. I recognized the loggia and the tall fir tree next to it, and the barn beyond. A rush of well-being overtook me. I felt the same awe as when I first inspected the place, yet it now came full circle to really being Special. Kate's welcoming smile and her enthusiasm rubbed off on me, and I felt as if the years had never passed.

It is hard to do justice to Le Caviere in words. We have never stayed in a more stunningly renovated property. Peace and tranquillity is all around. You wake up and go to sleep with only the sounds of nature. However every comfort has been supplied to make the stay perfect. Kate and Brad it seems thrive on making their guests happy. We had a problem with our hire car when we were there. They taxied us to and back from dinner, organising a repair without us asking overnight. Whilst it is difficult to pick out reasons to return from so many high points it is perhaps Kate’s and Brad’s kindness.

What a wonderful stay we had! It exceeded all our expectations! Absolutely beautiful, quiet and tranquil setting but close to Sansepolcro for fantastic evenings out. Kate and Brad couldn’t have been more welcoming or helpful. Such kind, generous and thoughtful hosts. They went above and beyond even organising a birthday cake and helping us sort out our flat tyre. Definitely recommend the welcome hamper and evening cooking lesson - what a treat and such good fun! The pool is fantastic and house amazing. This well designed and cosy Barn is what you hope for. The house has everything you need and fits in a living-designers magazine: the view, the pool, the fresh vegetables out of the garden - it is al great and beautifull. And not to forgot the lovely lady of the house. We stayed with our teenage kids and they had the time of their lives. If you like to be in your family bubble, this is the place to be.

Le Caviere is the kind of hidden treasure I'd rather not talk too much about — precisely because I'd prefer it stayed hidden! But it's only fair to tell the world about it: this place is truly magical. The location is perfect, secluded far from the main road, with stunning views, and with all-day light. The house itself is extremely comfortable and well-stocked. There's brilliant hiking in the nearby mountains. Arezzo is only an hour away, Bologna just 90 minutes. The nearby hilltop town of Anghiari is another well-kept secret. And the owners (& their dogs) are warm, welcoming and generous.

Our stay at Le Caviere was an absolute delight. My wife and I spent five days at this spectacular Tuscany retreat. We were greeted by our gracious host and from the moment we arrived were treated like family. Our studio villa was finely appointed. The view out the ceiling to floor glass front offered a stunning panorama of fields, forest and the valley below. The pool, a short walk down the lane, was pristine and offered the same serene beauty found throughout Le Caviere ‘s perfectly manicured grounds. Fresh fruit and vegetables from the garden were scrumptious. A return visit is a certainty.

We have had the most lovely week in Le Caviere - off the scale beautiful, completely immersed in Tuscan ruralness. It was such a luxury to have this heavenly place all to ourselves for the week. So lovely to go down to the veg garden and pick gorgeous things to eat. The hamper provided surpassed all our expectations. Our week has been filled with sunshine, wine, pasta, visits to Florence and authentic towns and truly breathtaking surroundings. Le Caviere is a very special place.

We have just returned from the most restful and relaxing holiday in gorgeous rustic Tuscan countryside. The Barn is just the perfect escape.. Kate was the perfect host and could not do more to make you feel comfortable. The Barn has excellent facilities, a superb swimming pool, spotlessly clean and overlooks an incredibly scenic valley and woodlands. The nearby towns of Sansepolcro and Anghiari are typically rustic Tuscan places of interest, with very good links to wider Tuscany, ie Florence, Sienna etc all reasonably drivable in a day. Cannot recommend this lovely place enough..

We were delighted with The Barn – it was everything we hoped it would be: secluded, peaceful and comfortable self-catering accommodation, aesthetically pleasing in every aspect! Our holiday was an indulgent mix of days out and restful days spent entirely in and around The Barn, where we swam in the outdoor pool, looking out over Tuscan hills or read and dozed in the shade of fig and walnut trees. Feeling rested and relaxed at the end of the week, we really did not want our holiday to end.

Le Caviere is the perfect place to stay to enjoy this unspoilt part of Tuscany. The house has been beautifully interior designed with attention to every detail making for a very comfortable stay. Days spent relaxing on the terrace or enjoying the stunning views from the large swimming pool. Sansepolcro is the perfect Tuscan town and is only 15 mins away whilst Anghiari (20 mins) is one of the most beautiful hilltop towns in Italy. Highly recommended!

Idyllic setting, comfortable and clean cottage, most hospitable and helpful host. The town is close-by but far enough away to mandate a car and keep the retreat serene. The hilltop setting is romantic at every hour of the day, but especially sunrise and sunset. If you are fortunate enough to try Kate Middleton's cooking, you will be in for a real treat...and even luckier if she teaches you how to prepare the dish. We have visited this place in every season except winter, and its beauty and meditative spirit will keep you coming back.

Kate has a degree in Italian and French, and moved to Italy 27 years ago after a stint in TV and Belgium. She has taken the Italian exam to be a bona fide 'imprenditrice agricola' (farmer) and with her husband Brad oversees their land with olive trees and some vineyards. They have two children who are studying at university in England.
