The Experience

Up outdoor stone steps to a very romantic retreat. Walk in to an open-plan bedroom and living space with comfy sofa and armchair, king size bed with Siberian goose down pillows and duvet, a cupboard full of games, books, walking magazines. There’s Roberts speakers for your music and a ducky wooden balcony with seats for a morning cuppa or an evening of stargazing – you’ll even find outdoor blankets and rugs to tuck around chilly shoulders.

The bathroom is almost as big as the bedroom with a proper bath tub, a huge walk-in shower, more books, candles, thick towels and robes and fresh-scented Sukin lotions and potions – just the ticket after a day of hiking. Jan leaves you an abundance of stuff for you to make your own breakfasts (fresh bread, eggs and a little egg cooker) and treats including chocolates, biscuits and a Nespresso machine.

Levens village is just a 5-minute drive for a decent pub and a little shop that sells most things.

This was the closing night of our holiday and we couldn't have wished for a grander finale! A stay at The Room is a decadent and shameless indulgence! Everything you need to be comfortable and lots of things you didn't know you needed too. Delicious treats and celebratory bubbly as well as plenty for breakfast. The pleasure and pride that Jan takes in tending and equipping The Room is obvious at every turn. We will definitely return!

Jan was very welcoming, friendly and helpful throughout our stay. The Room was very comfortable, clean, private and tastefully furnished. Jan provides a variety of treats for breakfast and snack times - often a surprise when you return from a day by the lakes or on the hills. There is even a relatively high-level walk right from your doorstep.

I could have stayed here and immersed myself in all that's on offer. Even as I drove down the long, private track and from the moment I arrived and was greeted so warmly by Jan, I just knew this was a special place. The location is fabulously peaceful and yet so close to so much that this stunning, very unspoilt area has to offer. Anyone staying here would not be disappointed. It's a hidden gem!

The neighbourhood

There's so much to do from here, but it's tempting to stay put! You're just 6 miles from Kendal and 20 minutes from Windermere and Bowness-on-Windermere for boat trips, walks, shops. Cartmel village is 8 miles, famous for sticky toffee pudding and two Michelin-starred restaurants, L'Enclume and Rogan & Co. Leven's Hall has a famous topiary garden, walks, cycles and wild swims are sublime.

Jan and her two very well-behaved dogs live in the adjoining farmhouse so you'll feel very private unless you need help - or topping up with anything. She has lived at Rawson's Farm for 30 years and more recently converted what is now the stunning Room at Rawsons to allow their guests to share, relax and enjoy this beautiful part of the world.
