The Experience
There’s a little-changed feel to this deeply rural, sunny valley of the Little Dart river. And The Barton farmhouse, part of the Affeton Castle manor house, is just as inviting.
Under the thatch and low, beamed ceilings, and between thick, ancient walls, things have had a 21st-century update in all the right, comfortable and efficient ways. Step out into the sheltered garden and just listen to those birds, or marvel at clear night skies. Stock up on good local food at South Molton market; there are decent pubs within 15 minutes’ drive too.
Swimming? Tennis anyone? Footpaths and bridleways criss-cross the Affeton estate – stabling can be arranged, no problem – and trout fishing. You’re between Exmoor and Dartmoor, near the Two Moors Way, and if you need a spot of city life, Exeter is half an hour away by train.

The neighbourhood
Affeton looks down over its peaceful acres to the Little Dart; the river path leads west to Chulmleigh with its smattering of pubs and cob and thatch houses, and east to Witheridge near the midpoint of the 117-mile Two Moors Way that links Exmoor and Dartmoor. It’s about seven miles to Eggesford for the half-hour train ride to Exeter or Barnstaple on the Tarka line. Rosemoor Gardens and Victorian Knightshayes are 30 minutes’ drive.

- Affeton Barton is the centre of a beautiful, totally unspoilt country estate and working home farm with lovely walks and huge open spaces. Heaven for families, painters, naturalists, the energetic or those who want simply to relax with a book by the fire
- Bring racquets to enjoy the hard tennis court, swimming things to enjoy the pool in summer, bikes to explore the quiet lanes. The fresh air and total peace are an antidote to modern day living. Affeton is on top of a hill between Exmoor and Dartmoor.
- Barbecue on a beautiful night in the garden under the dark, unpolluted sky with not a sound of modern life to be heard. Drink the pure water supplied by our borehole - no need for bottled water here! Enjoy magical picnics on the farm and by the river.
- Visit the characterful nearby villages of Witheridge and Chulmleigh. Enjoy eating in the many local pubs and restaurants including a Michelin starred one! South Molton has great shops, brilliant markets on Thurs and Sat, health foods and a good supermarket
- Its not far to Barnstaple, the fabulous North Devon beaches, the Tarka Trail for biking round the estuary and the beauty of Exmoor and Dartmoor National Parks. The Cathedral City of Exeter is a great day out; you can even ditch the car and go by train!
- See wild red and roe deer on the farm - there is abundant wildlife all around. Heaps of opportunity to explore, climb trees, make camps and endless hide and seek! You can even bring ponies! For wet days enjoy great ping pong and undercover alfresco dining

Introducing
Angela Stucley
The Stucley family built the fortified manor house that was the original Afton Castle in the mid-15th century. Some 200 years later during the English Civil War, the house was destroyed, leaving the towered gatehouse where the current Sir Hugh and Lady Stucley live; they share their time between Affeton and Hartland Abbey.
What a privilege to have been your first visitors in delightful Affeton Barton Angela and Hugh! You gave us such a warm, thoughtful welcome and went to great lengths to ensure a wonderful stay. You truly considered everything down to tips on how to use the Aga (we are sold by the way!) Thank you so much for your generosity. We look forward to coming back one day.
