The Experience

Rambling roses and flower-filled borders lead you to traditional external stone steps and the front door. Walk straight in to a light and spacious living area with gorgeous views, a wood-burner for chilly evenings, comfy chaise sofa and fresh flowers. The cook’s kitchen is at the other end: proper sharp knives, Nespresso machine – even pastry cutters for baking. A loaf of Pete’s homemade sourdough is waiting along with eggs from their hens and some fudge – you’re welcome to pick peas and beans from the garden in season.

Downstairs are two fresh and pretty bedrooms and a shower room with Bramley hand wash and lotion. Start the day outside the front door with a morning cuppa overlooking the fields, say hello to the cows. Evenings can be spent on the terrace at the back with teak table for al fresco suppers or a barbecue.

Open a bottle of wine and listen to birdsong – children will love the play area with swings and trampoline.

Little Bank Barn is a peaceful oasis set amidst wildflower meadows and grazing cows, down a long private lane. Pretty stone steps lead from the garden to the front door. It has been beautifully converted and has everything needed for a perfect stay: white crisp linen, comfy beds, fluffy towels, a great power shower and a well-equipped kitchen. Children will love the swings and trampoline.

What a really fabulous place! The shower is sublime, the mattress on our bed together with the fabulous duvet and pillows were so luxurious and sleep-inducing, and the decor and finishing touches are just stunning. It's the perfect size to use as a base and explore some really amazing beaches and serene countryside. Harriet is the perfect host, and our kids made good use of the fishing nets, buckets and spades she'd left for them to use. We will definitely be back and for longer next time! One of the best places we've stayed as a family. Highly recommend.

We've had a really lovely week at Little Bank Barn. The barn is located in a quiet, rural environment and is very well equipped. Central heating works very well, there is even a wood burner. Very comfortable bed and powerful hot shower. We very much appreciated the welcome package with a great sourdough, marmalade, eggs, milk, and compostable coffee capsules for the coffee machine (there's a french press as well). Many beaches, towns and villages to explore nearby. A lot of useful information about where to go, what to do, where to eat, etc. is provided in the barn.

Little Bank Barn is a lovely cottage in a beautiful location with amazing views. The cottage is well equipped, beautifully decorated and warm! We had looked forward to lighting the log burner but hardly needed to!

What an amazing place! Ideally located to explore this beautiful area, and so peaceful. The attention to detail at Little Bank Barn is impressive and Harriet is the perfect host. The cottage has been really thoughtfully converted and equipped, with many luxurious touches. We loved the delicious welcome goodies which were homemade or locally sourced, and the log burner made for a very cosy stay. Absolutely faultless; we'll be back!

The neighbourhood

The market town of Modbury (ten minutes by car) has a good butcher and interesting shops and cafés. The nearest beach is a 10-minute drive away; Kingsbridge is 20 minutes and has everything - including smart restaurants. More beaches at Bigbury, Burgh Island, Bantham, South Milton or Hope Cove are within a 20-minute drive for swimming, picnics, rock pooling and paddle boarding. Dartmoor is 15 to 20 minutes for bracing hiking, climbing and ponies.

Local points of interest from Harriet Franklin

  • Burgh Island (the setting for Agatha Christie's Poirot) is a short drive. Take the sea tractor over at high tide or stroll across the golden sand causeway at low tide. Stop for a pint at the atmospheric 14th century pub on the island and admire the views.
  • Walking on the stunning SW coast path, find hidden coves for a dip and admire the incredible views whatever the season.
  • Lovely Salcombe is a 20 minutes drive, a great spot to stroll, potter round the shops, grab an ice cream and watch the boats.
  • The Erme estuary and its beautiful undeveloped beaches, great for building sandcastles, reading a book in the sun, picnicking and exploring on foot at low tide.
  • Visit our favourite cosy 13th century pub, The Journeys End, for delicious food (Sunday lunch is amazing!) in a pretty village just of the SW coast path. Walk down to beautiful Aymer Cove to work up an appetite.
  • World famous Dartmoor National Park is about 15 minutes drive away - fantastic opportunities for walking, mountain biking and climbing.

Harriet Franklin

Harriet, Pete and their family live in the cottage opposite. Harriet used to manage events, holiday cottages and glamping at a nearby country estate but always wanted to have her own place to let. They came across this cluster of buildings in 2018 and jumped at the chance to renovate. Harriet is warm, welcoming and smiley - there if you need her but will otherwise leave you to enjoy your holiday.
