The Experience
This barn conversion sits in the garden of Karin and James’s house, which is also a B&B, but you’re facing the other way so you shan’t feel overlooked. The hamlet is very quiet, on top of a hill above Bourton-on-the-Water and enveloped by rolling hills overlooking the Windrush Valley. Walk straight in to an open-plan sitting room with exposed stone, comfy sofas, books, games and original art on the walls. The feel is one of warmth and light.
The kitchen gleams, has plenty of prep space, a convector hob and all the kit you need. Karin leaves stuff for your first breakfast, including her freshly baked bread and homemade marmalade. Up carpeted stairs is a super king (or twin) bed with Hungarian goose down duvet and pillows, fresh fabrics and good bedside lights.
You have a large lawn to yourselves (with oodles of daffs in spring) seating for al fresco meals and stars on clear nights with hardly any light pollution. Listen for owls, spot hedgehogs.

A brilliant place to stay, very comfortable, very quiet and charming hosts next door. It is tastefully decorated and there is everything you need for a comfortable stay. Easy to visit Bourton-on-the-Water, Stow-on-the-Wold and Burford. Good places to eat nearby too. The weather was cold and wet when we visited in March but it was nevertheless warm and cosy in the Barn.

What a brilliant place to escape to the Cotswolds! Karin is a wonderful host who provides a great welcome pack with lots of goodies and local tips and knowledge. There are a couple of pubs that are close by who do great food and and drinks (mostly local!). The scenery is stunning and the barn itself is v cosy with an enormous bed that makes staying here for a long weekend complete bliss! Highly recommend!

Location
The neighbourhood
The village church is reputed to be one of the smallest in the Cotswolds. You can walk to Bourton-on-the-Water but it's a half hour slog uphill to get back. Join the Monarch's Way from the back gate, or tackle some grand hills on a bike. Stow-on-the-Wold is a 10-minute drive for lots of tourists but nice tea shops. Guests love The Wheatsheaf Inn in Northleach (6 miles).

Introducing
Karin & James Bolton
Karin and her husband James together run a garden design business and Border Lines, the oldest garden tour company in England. They've brought up four children and many dogs here. Karin has done B&B for 28 years and, remarkably, she still loves it, genuinely enjoys meeting new people and is brilliant at making them feel at ease. As she puts it herself she 'does merriment very well'.
Wonderful ,peaceful place to relax and recharge. Delightful decor, clean and renovated to a very high standard. Very warm welcome from James and Karin. Lovely village with walks from the door and ideally situated to visit the many gardens in the area. Can’t wait to go back.
