The Experience
There’s a wonderfully secluded feel as you come down the long drive to your green escape in pretty grounds with colourful planting, ponds and wildflower meadows.
You have this three-roomed cob house to yourself and one of the great things about kind owners living next door is breakfast… delivered to the sitting room or veranda. Go continental or full English – both star local produce – and Aga porridge is on the menu too.
Patient watchers may see roe deer, badgers, perhaps a hare. Walkers can head straight out of the gate and onto the 154-mile Herefordshire Trail; or simply stroll to one of the local pubs for lunch. There’s the river Wye and Hay’s bookshops, and more, to visit. When owls are hooting you can sneak to the shepherd’s hut with a fire pit on the decking and train the telescope on dark night skies.

One of the best B&B's we've ever stayed in. Beautiful tranquil setting, with breakfasts outside on the veranda overlooking the gorgeous garden (lovingly tended by Lynn). The Cob was very well set up, with a separate sitting room. Extremely comfortable bed. Lynn and Simon couldn't have been more welcoming and we enjoyed our chats with them very much. Simon had some very helpful suggests for walks in the area. Buddy, their cockerpoo, was great. We very much hope to visit again.

What a truly wonderful place you have created here! We have loved wandering around the meadows, sitting in the shepherd's hut and relaxing on the Verandah, watching the Kites, Buzzards, Woodpeckers and Nuthatch-to name a few. each night we have seen a deer emerge from the woodland to graze on the new shoots - just magical! The attention to detail is really impressive and you have been exceptional hosts. Thank you so much we will be back next year.

The neighbourhood
You arrive to birdsong and often kites sweeping overhead; the only other property visible is your wildlife-friendly hosts’. The Herefordshire Trail runs adjacent to the house; The Rhydspence pub is 1.5 miles away, and the toll bridge café/bar located on the River Wye is a similar distance. Bookish Hay with its range of other shops and eateries, is five miles; Hereford station is 18.
Local points of interest from Simon & Lynn Woodward
- Only ten minutes away, Hay-on-Wye, our nearest town famous for it’s bookshops and festival has a lot more to offer; independent shops, Galleries, and antique shops aplenty. There is a market every Thursday with local produce and crafts on sale.
- For a great day out, drive or cycle The Black and White Village Trail, a forty mile circular route through the peaceful Herefordshire countryside, stopping off for beautiful views, tea shops, churches, gardens and more.
- A great base for walking, we are situated on The Herefordshire Trail, a 150 mile loop of Herefordshire, and around a mile from Offa’s Dyke Path. The Brecon Beacons an Black Mountains are only a short drive away.
- The towns of Leominster and Brecon and the City of Hereford are within half an hour’s drive.
- We love Talgarth Mill, a fully restored 18th century flour mill powered by the River Ellywe. Take a tour, then enjoy lunch in The Baker’s Table Cafe and wander through the gardens.
- Kington Golf Club, the highest in England with it’s panoramic views is only five miles away.

Simon & Lynn Woodward
The Woodwards’ dream of renovating a property for guests has taken great shape at The Cob. They moved here in 2019, having sold their bathroom design business in Cheshire, and their passion for the project and for sharing the results makes them ideal hosts. They’re re-wilding parts of the surrounding land, are just across the way if you need anything and happy to leave you in peace if you don’t.
It has been one of the best stays we have experienced. Lynn and Simon offer an exceptional and personalised service. The facilities are amazing. we slept so well, ate well and enjoyed the peace and tranquility of the grounds. the garden is beautiful. There is so much attention to detail that makes this place feel like home from home. We look forward to returning.
