The Experience
A beautifully traditional new-build with handmade oak banisters and period furniture. Step into a large drawing room, where you find a warm, sociable atmosphere with squashy sofas and comfy chairs. Breakfast is served in here or in the conservatory – Amanda is the chef and she produces a delicious Full English as well as fresh fruits, yogurt and healthy cereals.
One bedroom is cosy and chintzy, the other is larger and more neutral; bathrooms gleam. Amanda looks after you well; she’s lived in Norfolk most of her life and is delighted to advise. There are footpaths from the door and plenty to see, starting with Walpole’s Houghton Hall, a short walk. A bucolic setting for a profoundly comfortable stay, perfect for country enthusiasts.
Peddars Way passes close by and can also be cycled – 47 miles of spectacular big skies all the way to the sea at Holme-next-the-Sea. Return to a cup of tea by the fireside in the drawing room.

This a delightful house in a beautiful rural setting. We had a very comfortable bedroom with a lovely outlook . The sitting room and dining area in the conservatory were both very well furnished and the breakfast delicious. Amanda made us feel very much at home and was very informative about areas of interest in the locality. We have stayed in many Sawday places and Meadow House certainly ranks alongside the best.

Although we only stayed one night Amanda was the perfect hostess. She was very accommodating. The house is lovely, the room very comfortable and the views from the bedroom were spectacular. The breakfast was good, with home made jam and marmalade. We hope to return at some point in the future.

Location
The neighbourhood
Pop into the Rose & Crown at Harpley for award-winning local ales and excellent food. The 14th-century tower of the church in the village is worth a peek and there are fine stained glass windows. Houghton Hall is lovely (not open in winter) and there are sculpture gardens and a walled garden. King's Lynn has some fine houses and cobbled streets leading down to the port and plenty of shops.

- Meadow House is well located to explore all of North Norfolk from its country lanes to its expansive beaches with great local food and drink in the many pubs, cafes, deli’s and restaurants to keep you going!
- Fascinating historic houses and gardens at Houghton, Sandringham, Holkham, Blickling and Felbrig are a few mins to 1 hr. The historic port of King’s Lynn, Guildhall and Customs house (13 miles)
- Glorious beaches: Holkham -expansive and breathtaking, Brancaster - family friendly , Holme – peaceful, Hunstanton - the classic Norfolk holiday destination, Wells-next-the-Sea - great beaches but also a fishing village with a busy harbour.
- Wonderful walking and wildlife from the doorstep, barn owls and muntjac are often seen from the house. I can pack you a picnic to take out exploring the Pedders way or wildlife reserves at Pensthorpe, Sculthorpe, Tichwell or Cley.
- Interesting and unique shops and galleries can be browsed at Burnham Market, The Creaks and Holt. The Thursday market at Fakenham can be just as fun.
- Golfers have several excellent courses to choose from. Many with stunning sea views for example Hunstanton, Sheringham and the Royal West Norfolk (Brancaster). Fakenham has a driving range and 9 hole course too.

Friendly Amanda grew up on the farm and did B&B in the farmhouse for years. She built this current house in the grounds of the family farm and continues to welcome guests warmly.
Amanda is the perfect host, nothing is too much trouble. The house and countryside are beautiful. If you love the English countryside, a comfortable bed and a good breakfast then this is the place to stay.
