The Experience

You’re deep in the countryside, next to a gorgeous church with Norman font and carvings; this is England at its very leafiest and this huge barn has space for a goodly chunk of family or friends. Windows on both sides allow light to pour in, underfloor heating keeps you at the right temperature and there’s a wood-burner in the downstairs sitting room if you need a raise. Up in the mezzanine sitting room there is comfy seating, a carefully curated library and an extra sofa bed.

Charming bedrooms, one downstairs, two at the top, are roomy with a homely feel; antique quilts, well-dressed beds, lovely views and more books will make them pleasant places to be, not just to sleep. Spill out to the big, safely fenced garden, packed with clever planting – barbecue out here on balmy evenings. The kitchen has all the bells and whistles even an exacting cook could need.

Birds sing, walks are a joy and you’ll find footpaths from the door.

Court Farm Barn is a stunning modern barn kept in its original rustic style. You will see lovely art and creative touches inside this place, and outside you will enjoy peaceful Somerset countryside. The house is a perfect place for groups that want to spend their time together cooking, eating, reading books and relaxing in the garden, as well as exploring neighbouring villages and towns.

The neighbourhood

There are great public footpaths straight from the door. You can take a footpath (or drive eight mins) to Beckington which has two pubs, and Frome is a seven-minute drive for a station and a good choice of shops and restaurants – try The High Pavement, but book ahead. White Row Farm Shop has a good deli, fish counter and restaurant. You're near to Iford Manor and Bath is 30 mins, The Newt 35 mins.

  • Lullington is a quiet sleepy hamlet in a conservation area - all the houses are 19th Century or older. There are footpaths in all directions.
  • The Barn is located at the end of a no-through road, surrounded by fields with ancient oak trees, opposite the beautiful 11th-century church of All Saints. Spot the Green Man carving in the apse!
  • Ten minutes from Frome, voted Best Town to live in the South-West by the Sunday Times, for two years in a row.
  • There are great pubs nearby including the Talbot at Mells and the Bradley Hare at Maiden Bradbury. Fifteen minutes to Babbington House.
  • You are ten minutes easy walk to a fine 18-hole golf course, 15 minutes drive to Babbington House.
  • Nearby attractions include Longleat, Stourhead, Iford Manor, The Holbourne Museum in Bath, Hauser & Wirth and The Newt in Bruton, and Messum's in Tisbury.

Introducing

Julian Thomas

Julian (an art dealer) and Clare (a gilder) live in the annexe next door. They renovated the barn themselves, having lived here before they moved to the annexe. They share a passion for art, architecture, gardening and renovating properties without losing the original character and charm – obviously with much success.
