The Experience
Generations of Cholmeleys have managed the Easton Estate since 1561; today it’s Sir Fred who meets you at the door to the schoolmaster’s house. Burton-le-Coggles is the quaintest village on a traditional rural estate: just a church, a farm shop, a butchery and a pub with good food.
The cottage sits on the corner of the road in a garden scented by lavender, alliums, roses, lupins, sweet peas and apple trees, and a veg patch you are welcome to pick from. The light-filled kitchen overlooks the garden, the dining room has hundreds of books and the sitting room is cosy on winter days.
You’ll love the walking round here with plenty of OS routes to join, including a walk into Rutland and around the lake, or hire cycles for some gentle pedals. You have free access to Easton Walled Gardens, which are just up the road; you can have afternoon tea in the café, and sign up to various courses – from willow weaving to chocolate making. Visit Woolsthorpe Manor and Burghley House – both have cafes too.

Well presented cottage with a relaxing garden in a quiet village in Lincolnshire. Excellently positioned for exploring the area and it was also close to the Easton Walled Garden which we thoroughly enjoyed. This was our second visit to School cottage while visiting family and re visiting places of interest to ourselves. Love the area ,lots of dog walking and friendly pubs supplying really good food and quite a few let you take your dogs in which is a great help. The cottage ideal for two people, very comfy with all modern cooking appliances etc. We enjoy the village everyone we have met have been friendly and wanted to talk to us which is a bonus these days. The pub in the village serves very good food but is very busy so you need to book. Great place to stay, will return again.

We thoroughly enjoyed our few days in this beautifully appointed cottage with sunny garden. Nothing was too much trouble for the owners and being able to access their wonderful gardens was a big plus. The village pub is a short stroll away and was very friendly with excellent food. We enjoyed the library of books and the local goodies left for us to enjoy.

The neighbourhood
This area of Lincolnshire is largely unspoilt, as is the village of Burton-le-Coggles: just a church, a farm shop and a cosy dining pub. For ‘proper’ shops there’s Corby Glen, a five-minute drive. You can follow nature trails through woods and vales, visit Grimsthorpe Castle and Belton House, enjoy numerous film, food and game fairs, and take advantage of free access to the estate’s walled gardens, a 20-minute cycle ride.
Local points of interest from Sir Fred Cholmeley
- The School House was once the home of the School Master or Mistress, who taught at the village school. It was built in around 1830.
- The School House is on the Easton Estate, owned by the Cholmeley Family since 1561. The Estate's pub, the Cholmeley Arms, is about 5 minutes walk away, and serves the most delicious food.
- Easton Walled Gardens, the gardens of the former Easton Hall which have been lovingly brought back to life by the Cholmeley family are a short drive away. Guests at The School House have free, unlimited access to the Gardens during their stay with us.

- There are many historic houses in the area, from Belvoir Castle to Belton House, and from Grimsthorpe Castle to Burghley House.

Sir Fred Cholmeley
Generations of Cholmeleys have managed The Easton Estate in Lincolnshire since 1561. Sir Fred and his wife, keen to introduce guests to the beauty and tranquillity of country life, have been running their Walled Gardens as a visitor attraction since the early 2000s. They live on The Easton Estate, and have holidayed in their Norfolk Yellow House since 2004 too.
The School House is without doubt the best cottage we have ever stayed in . Absolutely beautiful cottage . So quaint. Every detail thought of . Superbly clean . Wonderful peaceful village with an amazing pub in strolling distance . Excellent to visit the area. Dog friendly enclosed garden . Easton gardens is a must to visit .
