The Experience
A beautifully renovated L-shaped wood-clad barn close to Tunbridge Wells and Winnie-the-Pooh’s home – Ashdown Forest. It is part of a small farm complex perched on a hill above Eridge with owner Helen living in the farmhouse next door and a listed oast house to gaze at from your flagged terrace.
High-spec insulation, underfloor heating and a heat source pump keep you toasty and the well-designed kitchen has a handy central island for cooks to get stuck in. The combined kitchen/diner/living space is the hub of the house with a vaulted ceiling and you’re just steps from the sunny terrace for barbecues. Later you can snuggle together in front of the smart TV, choose a good read from the stuffed bookcase or play board games. There’s fast WiFi for those who want to skulk off to their own room – three homely country-chic bedrooms are off the corridor.
Strike out on the footpath just metres from the door; visit Glyndebourne and Scotney Castle.

We had a wonderful stay at Bullfinches Barn over New Year's Eve. It was the perfect escape, offering peaceful surroundings away from fireworks. The location is beautiful, with lovely country walks and Royal Tunbridge Wells just a short drive away. The barn itself is a charming mix of rustic and modern, with a well-equipped kitchen and a thoughtful welcome hamper. The place was spotless and cosy, with little touches like the Christmas tree adding a special feel. Helen, the host, was fantastic, always available and helpful. Highly recommend Bullfinches Barn for a peaceful getaway!

We had a wonderful stay at Bullfinches. It is 5 minutes from the main road down a country lane, in a beautiful quiet spot right by some wonderful walks along public footpaths. The property is clean, comfortable, well equipped and stylishly decorated. The beds have great quality mattresses and Egyptian cotton sheets, perfect for a great nights sleep. Helen is a fantastic host, we particularly enjoyed her welcome hamper! We will recommend to family and friends and hopefully stay again in the future.

At Bullfinches Farm, a week's retreat in the idyllic countryside of Eridge Green feels like a gentle embrace from nature herself. The Barn, with its rustic charm and modern comforts, provided a sanctuary for our family. Its thoughtful blend of timber beams and plush furnishings made us feel at home the moment we arrived The morning light streamed through the large window and cast a warm glow over our breakfast table. The surrounding fields, alive with the buzz of summer, provided a peaceful backdrop for leisurely walks and spirited explorations with our daughter. Thank you for all this.

Introducing
Helen Raikes
Helen bought the farm back in 1986, letting it to a tenanted farmer until 2008 when she moved here, initially living in the oast house before moving permanently into the farmhouse. Her careful, eco-friendly renovation of the barn opened to guests in 2024.
We had a wonderful stay at the Barn at Bullfinches Farm in May 2025 with our three children. The house is spacious and beautifully decorated, with much attention to detail. We also very much enjoyed the sunny terrace and garden. The welcoming basket was a lovely surprise. The location is absolutely superb: situated in the idyllic countryside of Sussex, with stunning views wherever you look, but also close to Royal Tunbridge Wells and to historic houses and gardens. Truly a hidden gem!
