The Experience
The first floor has an open-plan seating area with a living room on one side and a kitchen/dining area at the other. Those who love to cook will be happy with plenty of kit, two fridges, a central island, lots of inspiring cookery books, a special wine fridge and a big table for memorable meals with family or friends. Help yourself to kitchen basics, just top up what you use.
Relax afterwards on smooth leather sofas, watch all the usual suspects on TV for rainy days, or find a DVD in a curated collection. Comfortable bedrooms (one of the ground floor with an en suite, two on the second floor sharing a bathroom) are spacious and painted in vibrant colours. The four-poster room has a staircase leading to a little lookout.
A minute’s walk will take you to the main square with its cafés – try having breakfast at the DivinPeccato Café, one small table at the back has a magnificent view across the countryside to Lake Trasimeno.

Location
The neighbourhood
You're given some wonderful itineraries for your stay – mostly involving a drive out for a delicious lunch, a village to visit and some insider knowledge about where to buy the best food to bring home. Walks and cycles will be sublime along quiet roads and paths; there are beautiful and ancient frescoes in the church of San Sebastiano. Take a boat from Passignano to magical Maggiore island.
Local points of interest from Steve Callen
- The piazza is just 50m away with its ancient fountain, three restaurants, two bars and hours of people watching. In summer it hosts lively food and music festivals.
- Panicale’s jewel box Teatro Cesare Caporali is among the oldest opera houses in Italy still performing, with concerts all year. The opera festival is the highlight of the calendar.
- Lake Trasimeno is 10 minutes away with beaches, ferries to the islands and lakeside trattorias. Perfect for swimming, sailing or simply relaxing in the Umbrian sun.
- Panicale is in the centre of it all, the ideal base for exploring both Tuscany and Umbria with easy access to Montepulciano, Cortona, Siena, Perugia, Assisi and Orvieto.
- From nearby Chiusi station you can reach Florence in 90 minutes and Rome in just over two hours. Take the early train and you can even arrive in Venice in time for lunch.
- Within 20 minutes you can explore the frescoes of Città della Pieve, the charm of Paciano and bustling Castiglione del Lago with its castle, markets and lakeside views.
