The Experience

This gracious Georgian house is a 10-minute walk from Princes Street. Step into a warm, raspberry-painted hall that’s lined with art, then settle in a graceful dining room with decanters on the sideboard and a welcoming home-baked something.

Bedrooms are elegant and comfortable with whisky and wine on a tray and smart bathrooms. Wake for breakfast at a beautifully polished table – Angela makes a great Scottish breakfast with black pudding from one of Edinburgh’s best-known butchers (just around the corner) and eggs all different ways. She will also happily rustle up “posh yoghurt” with seasonal sliced fruits, porridge or muesli, croissants and toast along with plenty of coffee, newspapers and chat – she’s easy to talk to and loves having guests to stay.

A short walk gets you to everything: the tram to Murrayfield, art galleries in Princes Street Gardens, museums in Chambers Street, Multrees Walk and George Street’s independent shops. Waverley station is 10 minutes.

Excellent location for city centre and the tram from the Airport. Catered for every need even had a lovely Irish coffee with the decanter of Whiskey in our room. Beautiful Georgian house lovingly cared for. Fantastic modern bathroom with loads of hot water and a great shower and toiletries. Coffee and tea facilities and the shortbread really nice. Lovely selection for breakfast including a choice of freshly cooked items served in a beautiful dining room.Angela our host was so friendly and welcoming and gave good recommendations in the area. Would highly recommend.

What a truly, lovely place to stay in Edinburgh! Perfectly situated, this wonderful home is so much better than any impersonal hotel. Filled with antiques and charm, not to mention fabulous Scottish hospitality, it’s as if you’ve found a secluded country house in the heart of the city centre. And you have the key! We cannot recommend 14 Hart Street, Edinburgh more highly. Wonderful and thoughtful touch’s in bedroom, unlimited hot water meant that returning to such a cosy room after the brisk & bracing weather was delightful. Delicious breakfasts over the papers were a perfect start to the day!

Carola, Highland

Lorna, London

This is B & B of a very high standard with a charming host who makes you so welcome. The rooms were excellent with thoughtful extras. Breakfast is worth getting up for. Deserves a second visit Great place

Its difficult to think of anything different to add to this review after reading the recent ones for last few visitors. We can only endorse the comments made, good location, quiet room, excellent breakfasts, helpful and welcoming host. We would definitely return if we need a place to stay on our next trip to Edinburgh.

Helen, Wolverhampton

This was our second visit to 14 Hart Street. Our charming host, Angela, did everything to make our visit enjoyable, giving us excellent restaurant recommendations as well as replenishing the whisky, wine and shortbread in our rooms on a daily basis. We stayed in the same room as last time at our request. An elegant room with super king-size bed with small bathroom, which was perfectly adequate. The bedroom was also very quiet and we heard no traffic noise. Breakfasts were delicious and plentiful. The scrambled egg was particularly good. Once again, I'd highly recommend this gem of a B&B.

Georgina, Frome

A lovely relaxing stay in a beautiful old building, in walking distance of the station, castle and other sights. Angela is a wonderful host, serving delicious breakfasts which set us up for the day. Our room was very comfortable and had the extra bonus of a bottle of wine and a decanter of whisky, really making us feel welcome. Would thoroughly recommend staying here, and will come again.

Ann, Salisbury

A friendly welcome from Angela to her lovely home. Hart Street is very central but so peaceful. Comfortable and homely. A superb breakfast, cooked or fresh fruit with all the trimmings. A great place to stay to explore the city

Stephanie, York

We enjoyed a short stay whilst we explored Edinburgh. We were very comfortable, breakfasts were lovely and the location is ideal. Angela is a warm and welcoming host.

Alison, Bradford

It was a delight to stay at this beautiful period property in Edinburgh. Great location to get around from and peaceful enough to ensure a good nights sleep. Angela was a fantastic host, delivering delicious breakfasts each morning and all her extra little touches to make your stay as comfortable as possible leave you feeling throughly spoiled. Thank you, we will be back. I would highly recommend.

Yin, Kent

Superb B&B in a beautiful period house in a quiet location within walking distance of Princes Street and good local restaurants. Delicious breakfasts and very well appointed comfortable ensuite room.

David, York

Behind the rather austere Edinburgh New Town front door a most friendly and welcoming host. We enjoyed the architecture and the comfort. And of course the splendid breakfast in a beautiful dining room. Angela provided a comfortable and interesting base for a long weekend in Edinburgh. Thoroughly recommended and in our view very good value too compared to a faceless hotel.

Andrew, Merseyside and Stockholm

There is nothing to fault about this delightful house. Tasteful and well appointed rooms and a superb breakfast. And the location is a few minutes walk (5/8) from the city centre.

Gavin, London

Beautiful and perfectly located grand Georgian home with a warm and friendly host. Angela made us feel as if we were at home. As a family of 5 we rented 3 rooms - all were gorgeous, spacious with En-suites and furnished with local antiques collected over the years. Angela’s home cooked breakfast in the grand dining room filled with morning light was the perfect start to our day. Highly recommended!

Jono, London

We stayed for 4 nights and wished we could have stayed longer. We absolutely loved it. Angela is a charming host and she made us feel very welcome. Our room was delightful and we slept well on the brass bed which has an incredibly comfortable mattress. Everything is spotlessly clean and the shower is superb. Breakfast was delicious - fresh fruit, cereals, warm croissants, and any kind of cooked breakfast you want - and all served in a completely stunning dining room. Angela helped to make our few days in Edinburgh so enjoyable and I highly recommend staying there. You won't regret it!

Sally, London

We loved staying in Angela’s elegant and welcoming home.

Gabrielle, London

A wonderful place to stay in elegant Edinburgh. A warm welcome in a gracious home with splendid breakfasts and comfortable rooms. Angela couldn't have been more helpful with advice, recommendations and encouragement to explore this glorious city. A real treat!

James, London

A very professional and friendly host. Great style and comfort in the furnishing and decoration of this lovely house. Delicious breakfast with a huge amount of choice. Perfect spot in a quiet street but very central too.

Annabelle, Salisbury

Angela was a wonderful host for our stay in Edinburgh. She graciously took us in at short notice - and we were blown away by the charm and style of 14 Hart Street. We had a large and comfortable room which was tasetfully decorated with antiques. We were welcomed with a tipple and some complimentatry snacks - as well as a stack of books to get to know the city. Breakfast the next day was delicious - compliments to chef; as well as head-server aka Angela's grandson. Already looking forward to our next stay - thanks Angela!

The neighbourhood

Hart Street is part of a small, well-preserved and peaceful Georgian area a short walk from the East End of Princes Street. There are many outstanding restaurants nearby, and it’s in easy striking distance of the North Bridge - the link between the New Town and the Old Town - and all the main attractions of this wonderful city: the castle, the Royal Mile, Holyrood Palace, art galleries and more. A direct bus or tram gets you to Murrayfield for international sporting fixtures and concerts in around 20 minutes. The annual Tattoo and Fringe festivals are held every August.

Local points of interest from Angela Wilson

  • 14 Hart Street lies at the centre of Edinburgh - within the New Town and a short distance from the North Bridge and Princes Street.
  • The great museums, galleries and historic buildings of the city can be reached easily and happily on foot, and we are an ideal base for the Edinburgh Festival and international sporting events.

Angela Wilson

Angela knows the history and present-day life of Edinburgh well and is a ready and willing source of advice. Ask her almost anything from bus tickets and shopping to worthwhile places to visit. She and her late husband James taught at a local prep school for many years (History for James and Latin and Greek for Angela). They fell into doing B&B many years ago when a parent at school sent them some Portuguese guests as she’d double booked. Angela still very much enjoys introducing people to this unique city. She has three grandsons, so guests sometimes have to navigate their way around the odd toy or cricket bat as they make their way to the front door!
