The Experience

Imagine a charming gentleman farmer’s house: Victorian with Georgian beginnings, totally off-grid, and facing south with vast views.

Step in to find handsome beds and walk-in showers, deep window sills and solar-warm rooms, fabulous fabrics and vintage finds. A roaring fire for wintery nights, a wood-burner for the whisky snug, a library for games and books…beauty and luxury in spades.

Start the day with breakfast in the dining room: local, simple, delicious. Book into a walking or safari tour with nature guide Abbie: a perfect introduction to the wildlife. Then back to afternoon tea and evening drinks in the drawing room, shared with the glampers. Scattered around these wild acres are shepherd’s huts, bell tents and cabins. At the end of the day, treat yourself to dinner at the Sportsman, 20 miles – or in the lofty, magically lit barn.

A truly lovely house on a special farm estate - and with the added extra of being on a National Nature Reserve. Everything is here, you don't really have to move once you've arrived except to wander about taking it all in and enjoying lots of birds and wildlife and walks. You don't have to go far for supper either with the lovely old Barn at hand serving good local food.

The neighbourhood

Elmley is unique: 3,300 acres of saltmarsh and mudflats, wilderness and beauty - the only family-owned National Nature Reserve in the UK. Nature trails take you to grazing cattle and sheep, wildflowers in spring, and a private shell-shingle beach: enjoy a picnic, swim in the tidal bay. All you need is here, and if you fancy a meal out, the wonderful Three Mariners at Oare is 15 miles.

  • Elmley is a huge wild landscape, a 3,300 acre estate which is both a working family farm and National Nature Reserve. Kingshill Farm sits in the middle of the Reserve, with miles of unspoilt views.
  • Wildlife conservation has been central to Elmley for over 40 years. The large seasonally changing wetland is a renowned wildlife site. Elmley is home to thousands of birds, from waders to birds of prey, many of which breed successfully here.
  • When walking our nature trails listen carefully for Reed Bunting, look up for Marsh Harrier and Owl and from the hides keep watch on Curlew, Lapwing, Egret and many more.We have a number of mammals on the reserve including water voles and hares.
  • Each season brings its own highlights. Autumn sees mesmerising starling murmurations and arrival of the Short Eared Owl, Winter the arrival of tens of thousands of migratory wading birds and wildfowl and with them birds of prey,
  • Spring the new life with fledging chicks, and leverets (baby hares), summer a chorus of Marsh Frogs, arrival of swifts and other warm weather migrants, along with butterflies, drargonflies and water vole. The sight of boxing hares in Spring is amazing
  • Elmley is a great base for exploring the many well-known areas and attractions across Kent: historic towns, wonderful beaches, and amazing local food. Sheppey itself is an historic island and has some fascinating places to visit and more wildlife walks

Georgina's pioneering parents worked tirelessly to create this glorious wildlife conservation site and farm. Passionate about maintaining its heritage, Georgina and Gareth came here in 2013, and instigated the accommodation side. Welcoming and hands-on hosts, they also train a committed staff who are on board with the message, and manage every aspect of this inspirational place.
